The temperature has plummeted but local real estate remains summery hot thanks to a flurry of recent eight-figure sales. It’s no surprise that the tiny but tony Village of Sagaponack leads the way, with two big sales on the same street.

A buyer shielded by a limited liability company is the new owner of 289 Parsonage Lane, which sold for $16.15 million. The robust 11,665-square-foot manse on a full 2 acres has six bedrooms and seven baths. There are not only “breathtaking views of the ocean and farm fields,” we’re told, but there is a path to the ocean “to one of the most sought-after beaches on the East End. Sliding walls of glass open to the vistas and pool. All the bedrooms are en suite, there is a three-car detached garage, and the finished lower level has a theater, wine vault, and gym.

Another LLC is the buyer of 550 Parsonage Lane, which sold for an even $16 million. One big advantage is that the 12,000-square-foot house sits on an impressive 10 acres. Another is that in addition to the eight bedrooms there are 15.5 baths, perfect for visitors with bladder issues. The property features mature landscaping, sweeping lawns, and lush flower gardens. Inside, the entry hall with its graceful stairway leads to the second floor, and continues with remarkable coffered ceilings, custom cabinetry, and millwork at every turn, leaded glass window panes in transoms and custom kitchen cabinetry, and there are random-width wide-planked hardwood floors throughout. The grand foyer, with its own fireplace and sitting niche, opens to the right into the formal living room and sunroom, each with its own fireplace. To the left is a formal dining room, as well as an adjoining oversized full butler’s kitchen and pantry. The chef’s kitchen boasts a La Cornue range, three Sub-Zero refrigerators, an eat-in dining area, a fireplace and a sitting area. Rounding out the first floor is a screened-in porch off the kitchen and a wood-paneled library/study. The master suite has privacy balconies, a fireplace, and a walk-in closet that includes a wet bar. On the lower level there is a billiard room with bar, two fireplaces, a theater, a sitting room and a play area that offer convenient access to the outdoors as well as a substantial laundry room. Outside is a pool with spa, a tennis court, and a half-court basketball court.

Over in Amagansett, $10.46 million is what Brent Martins paid to acquire 90 Indian Wells Highway. The 6,488-square-foot residence on 2.33 acres has seven bedrooms and 12.5 baths. There are covered outdoor porches, a heated pool and a pool house, and a two-car detached garage, all surrounded by mature trees and luxurious gardens. The property is close to the ocean and tucked away down a long gated driveway for privacy.

Back west we go to Southampton, where an even $10 million was the price paid by an LLC for 320 Pheasant Lane. On a private road in the coveted Murray Compound sits this 8,000-square-foot traditional home with eight bedrooms and 8.5 baths on two manicured acres with deeded ocean access. This secluded hedge-lined property features sprawling lawns with mature gardens, a heated pool, a grass tennis court, and circular motor court. The sun-lit interior (except on cloudy days) has many custom features throughout, including bespoke millwork and cabinetry, fine stone, multiple fireplaces, antique fixtures and fittings, and argyle lacquered hardwood flooring in the double height entry foyer. The core of the first floor is the kitchen with white Carrara marble counters, high-end appliances such as a Viking stove with dual ovens and a Sub-Zero refrigerator, custom-built cabinetry, hand-selected tiling, and an oversized sink. The kitchen is between a formal dining room, a den with a wet bar, and a breakfast room, which leads to an outdoor terrace. A large study featuring a fireplace and French doors to the covered outdoor patio, as well as a living room, powder room, junior master suite, and full bathroom complete the first level of the home.
