There have been a few surveys of late contending a slowdown in house sales. This may be true elsewhere, but not in east of the Shinnecock Canal in Southampton Town. There, not only are transactions continuing to take place at a steady pace but even eight-figure sales are almost as common as deer ticks.

Take for example 1510 Meadow Lane in the Village of Southampton, which was just reported sold for $24,600,000 to a limited liability corporation named Never Squabble. Described as a “classic shingle-style beach house” designed by the late architect Francis Fleetwood, the home has 6 bedrooms, 7 baths, and views of both the Atlantic Ocean and Shinnecock Bay. Other features on the 2.69-acre property are an open floor plan, a bluestone terrace on the ocean side, an in-ground swimming pool, and “plenty of public spaces for gathering at the end of the day to enjoy lobster rolls, clam bakes, and cocktails.” Hmm, does sound rather appetizing.

Not far away in the price department is 55 Trees Lane in Sagaponack, which a buyer behind 55TL LLC just bought for $18,325,000. The 9,680-square-foot residence on 1.39 acres offers 4 bedrooms and 4 baths that you would “enter through your long driveway surrounded by salty air and protected farm-field views.” The property also boasts a heated in-ground pool, a tennis court, and views of the ocean and other natural surroundings.

And we can’t leave out Water Mill, which seems to show up in reports every week. This time the eight-figure prize goes to 37 Westminster Road, which just went into contract at $10,900,000. The 7,000-square-foot residence has 7 bedrooms, 8.5 baths, and “long views down Calf’s Creek, across Mecox Bay to the ocean beyond.” The “grassy acre” also has 220 feet of bulkheaded waterfront, for those anticipating a rise in sea levels. In addition to the many interior amenities, we’re advised, “Outside opportunities are magical. Covered and uncovered porches allow ample room to kick back and relax as you look out across a sea of verdant lawn.” Well, don’t kick back too far, unless the eight figures has bought you a nice, soft deck to land on.
