When James Michael Howard set out to design the Sagaponack home that is now known as “Boxwoods” — the developer’s latest 11,000-square-foot, fully furnished custom build — he wanted an expressive residence, rich with detail and filled with light.

For $15.3 million, that is precisely what its new owners, Flavia and Terence Kawaja, have bought — for nearly $4.5 million less than its original $19.75 million ask, later reduced to just shy of $17 million.

The seven-bedroom, eight-bath home on 490 Hedges Lane, exclusively co-listed with Douglas Elliman and The Corcoran Group’s Gary DePersia, traded hands on November 23, according to the Real Estate Report Inc. The seller was listed as EH3 LLC and DePersia also brought the buyer.

“If I could sum up in one word what all great estates should hold sacred, it would be imagination,” Howard, who is also an interior designer, said in the Corcoran listing materials, “a place that would be magical to its new owners.”

Each room of the sprawling manse, which was built in 2016, has its own unique charm, decorated with antiques, art and custom-made rugs.

An intimate foyer leads to the great room, library, custom kitchen with a morning room, guest master suite and another guest suite, each with dramatic ceilings, elegant moldings, heated floors and luxury fixtures. Upstairs, the master wing with a fireplace features his-and-hers baths, multiple closets and a south-facing balcony, with two additional bedroom suites completing the second floor.

The lower level includes a tiered home theater, gym, another living room with a fireplace, two staff suites and a massage room. An elevator services all three floors. Outside, the 2.25-acre property is home to specimen trees, colorful plantings, sunken tennis court and a large lawn, where a 65-foot mirror pool, spa and underwater grotto await.
