An auction, a Community Preservation Fund purchase and a vice presidential retreat are among the top sales of Hamptons homes in 2024. The ranking is courtesy Suffolk Vision Inc.

90 South Briar Patch Road, East Hampton
$64,668,019

Christopher Whittle’s estate on Georgica Pond at 90 and 100 South Briar Patch Road was listed in 2014 for $140 million, making it one of the most expensive asking prices in the Hamptons up until that point. In fact, still today that is one of the most ambitious asks there has ever been in the Hamptons.

The nearly $65 million recorded transfer of 90 South Briar Patch Road is exclusive of 100 South Briar Patch Road.

Whittle was a founder in 1992 of Edison Schools Inc., a controversial company that took over the management of some public schools with the goal of improving student performance for less money, and at the same time turning a profit for shareholders. He is also the founder of Avenues: The World School and a former publisher of Esquire magazine. His estate went into foreclosure but auctions in 2021 — when the asking price was reduced to $95 million — and 2023 were canceled. Of the two lots that make up the estate, 90 South Briar Patch Road, at 7.5 acres, is the larger one, and host to the Shepard Krech House, a circa 1931 Colonial Revival by architect Arthur C. Jackson and renovated in 1990 by architect Peter Marino. The new owner is Briar Patch 2023 LLC, according to Suffolk Vision Inc.

As of January this year, Briar Patch is listed for $95 million with Harald Grant of Sotheby’s.

66 Wainscott Main Street, Wainscott

$56,000,000

The sale of 66 Wainscott Main Street is unconventional for the Top 10 because it wasn’t sold from a homeowner or builder to a new homeowner. Rather, the East Hampton Town Community Preservation Fund was the buyer. The acquisition represents the largest CPF purchase in the town’s history.

The seller is the businessman Ronald Lauder, heir to the Estee Lauder cosmetics company, who in 2021 purchased the property for $66 million to prevent its development.

“His willingness to consider selling the parcel to the town for considerably below fair market value exemplifies a profound commitment to land preservation,” reads a statement from Town Hall last.

La Dune, an oceanfront estate in Southampton Village, sold at auction at Sotheby’s in Manhattan on January 24, for $88.48 million, inclusive of a buyer’s premium.

With two residences on four acres, La Dune set the record for the most valuable property ever auctioned live at Sotheby’s. Sotheby’s Concierge Auctions conducted the auction in partnership with Harald Grant of Sotheby’s International Realty, Tim Davis of The Corcoran Group, and Cody Vichinsky, the president and founding partner of Bespoke Real Estate.

“This extraordinary oceanfront compound represents one of the finest offerings in the Hamptons,” Grant said at the time. “It is no surprise that this auction resulted in a record sale.”

La Dune had previously been listed for sale for $150 million. The auction came amid bankruptcy for the owner, Louise Blouin, a Canadian magazine publisher and art collector.

La Dune has 400 feet of bulkheaded shoreline, two gunite pools, a sunken all-weather tennis court, courtyards, gardens, patios and decks. The shingle-sided main residence, constructed in 1892 and said to have “links” to architect Stanford White, is four stories with 11,000 square feet of living space updated to contemporary standards. It was featured prominently in Woody Allen’s 1978 film “Interiors.” The second residence, by French architect and designer François Catroux, was built in 2001.

This estate off Further Lane sold quietly in 2024, but back in 2014, it was publicly listed for $15,950,000. A Compass real estate listing at the time noted that the Jaquelin Robertson-designed shingle style is set on 2.6 acres facing a broad lawn with the ocean just beyond.

“Jaque” Robertson, who died in East Hampton in 2020, was an architect and urban designer in the New Urbanism and New Classical Architecture movements.

“The house recalls the ancestral New England saltbox with its long sloping roof,” the listing states. “Robertson’s design, with the projecting rear wing sheltering an open court, is perfect for entertaining poolside.”

The residence comprises five bedrooms and five and one half bathroom

Joe Biden stayed at this estate fronting Lake Agawam on multiple occasions over the course of his eight years as vice president. The seller was philanthropist, Democratic Party booster and GeoCities founder David Bohnett.

The 2.7-acre estate has nearly 500 feet of waterfront on the south end of the lake. The house has six en suite bedrooms, including the primary suite on the main level. The second floor offers ocean views, as does the roof terrace, which also looks over the lake.

Among the amenities are a state-of-the-art kitchen, an elevator, several fireplaces, a three-car garage, 45-foot pool with adjacent spa, and a pool house with a fireplace and two bathrooms.

“Large walls of glass embrace the interior spaces as well as the stunning views to the lake,” the listing from Corcoran’s Tim Davis states.

Douglas Elliman’s Kyle Rosko brought the buyer to the deal.

9 Hither Lane, East Hampton

$24,950,000

This brand new home by the celebrated designer James Michael Howard and McAlpine Tankersley Architecture P.C. was offered mostly furnished and completely turnkey — with many custom pieces by Howard, who also curated the selection of art, antiques, and rugs throughout.

The sale closed for its full asking price, purchased by actor Sylvester Stallone.

The 1.12-acre gated property hosts the 11,644-square-foot residence, a heated gunite pool, a pool cabana, a sun deck, bluestone patios, and a detached two-car garage with a barn board-finished interior loft space. Michael Derrig of Landscape Details was responsible for the landscape design, which was installed by Verderber’s Landscape Nursery.

The listing agents were Martha Gundersen and Paul Brennan of Douglas Elliman, and Gary DePersia of the Corcoran Group. James Petrie of Compass brought the buyer to the deal.

“With impeccable finishes and thoughtfully curated furnishings, one of the best in the Hamptons, it was impossible to find anything else on the market that could compare in this prime village location,” DePersia said. “No surprise it was snapped up after only a few showings.”

This 1-acre-plus parcel is on the edge of Sagaponack Pond and overlooks the Atlantic. Appropriately dubbed “Ocean View,” the residence by architect Faruk Yorgancioglu “reflects the timeless elegance of Long Island’s East End architecture,” according to the listing.

Steven Gambrel was responsible for the interior design of the home and its six en suite bedrooms, including a junior suite with fireplace and private deck. The primary suite has both a fireplace and a sunroom.

The property also includes a pool cabana with full bath, changing rooms and sauna stands.

The listing was a co-exclusive with Marilyn Clark and Raquel Lopez of Sotheby’s International Realty and Deborah Pirro and Diane Anderson of Daniel Gale Sotheby’s International Realty. Bespoke brought the buyer.

This 6-acre compound in the Fordune enclave was built by Charles Rich Design in collaboration with architects Rich Granoff and John Laffey. The main residence spans four levels and offers ocean and pond views, with eight bedrooms, eight full bathrooms and five half-bathrooms. The property also includes deeded ocean access. Bespoke had the listing.

According to East Hampton Library and the book “East Hampton’s Heritage,” edited by Robert J. Hefner, 43 Lee Avenue is the Thomas Nash House, built in 1900, expanded in 1904, and altered in 1969.

The Petrie Team at Compass listed the eight-bedroom Hamptons shingle-style residence in the East Hampton Estate Section around the corner from Main Beach. The listing notes that the grounds boast 200-year-old London plane trees, “towering hedges and unique privacy.”

“The house was repositioned for optimal aesthetics and function in a complete renovation, to retain and restore, or professionally replicate all original details, while adding up to date amenities, systems, and designer finishes throughout,” the listing states.
