Winnecoma, a historic estate in Sagaponack, has hit the market with a $21.5 million price tag.

The 4-acre compound was built in 1899 for John Sherlock of Ohio by the Manhattan architecture firm James E. Ware & Sons as a summer estate and horse farm. According to the Sagaponack Historic District inventory, the main house is a shingle-style, woodframe structure with a gambrel roof featuring a swept plane that encloses the west-facing front porches. Colonial Revival details include molded window headers, classical door surrounds, and curved muntins.

The Sotheby’s International Realty listing states that Winnecoma was one of Sagaponack’s first summer homes and “an early progenitor of the classic Hamptons shingle-style,” with only four owners in its history.

Located at the intersection of Hedges Lane and Sagaponack Main Street, the compound also includes a guest house, a renovated carriage house, and a stable turned woodshop. There are nine bedrooms across three structures, each with an up-to-date certificate of occupancy, the listing states, adding that the main house and accessory structures can be expanded upon.

Of the 4 acres, 2.6 are designated for residential use and can accommodate a pool and a tennis court, with the remaining 1.4 acres with specimen trees are dedicated to conservation space.

Down the circular gravel driveway, past three copper beeches, is the covered front porch, originally designed to be the perfect height for a horse-drawn carriage, the listing states. Enter the foyer, with beamed ceiling and original fireplace. The living room and sunroom, also with a fireplace, lead to the sweeping covered porch overlooking the park-like grounds. The open chef’s kitchen has a commercial Garland range with salamander broiler and marble counters with butcher block. A sitting room off the kitchen has French doors that open to a sun deck. The formal dining room has decorative paned windows and a fireplace. A library and full bath round out the main level.

There are five bedrooms upstairs, including the primary suite with a west-facing terrace for sunset views.

The guest house has a bedroom, bathroom, kitchen and artist’s studio. The three-bedroom, three-bath former carriage house with a cupola includes a two-car garage.

Among the outdoors areas is a hedged, intimate garden space.
