Hot Buys West Of The Shinnecock Canal

The late real estate professional Harold Shepherd, who began his own agency in East Hampton decades ago, once said, “There is only one ocean.” Those of us with any knowledge of geography know that is not true, but what he meant at the time was vacationing and second-home buying New Yorkers did not want the Hudson Valley, or New Hampshire or the Catskills, they wanted the Hamptons. Now, Mr. Shepherd’s declaration could have a different meaning: Whether you are east or west of the Shinnecock Canal, it’s the same one ocean.

Savvy and/or thrifty buyers appear to be understanding that, based on recent sales reported in the Quogue area. It’s still the Atlantic Ocean, whether you’re gazing at it from your deck in Montauk, East Hampton or Quiogue. The buyer of 178 Dune Road must appreciate that. Shielded by a limited liability company, he or she paid $7,800,000 (the original listing was $8,298,000) for the 2-acre property with a cottage containing 2 bedrooms and 2 baths; there is also a formal dining room and a home office. The view, we’re told, is spectacular.

Not far away distance-wise and price-wise is 1 Hobart Lane in Quiogue, which was picked up by Carol and Frank DiFazio for $5,300,000. This spacious home on 1.16 acres is perfect for relaxing or entertaining both inside and out, we’re informed. Inside, the great room, sitting room and dining room all overlook the pool and bay with views from each. With 4 en-suite bedrooms, a study, media room, and gym everyone has a place to relax, and outside, there is an in-ground pool. Some of you may have read the profile of the DiFazios and the garden Carol DiFazio created in Quogue in The Press and 27east.com back in August 2010.

Speaking (again) of Quogue, there have been just two transactions, each for $3,900,000. The first is 127 Dune Road, purchased by Catherine Rocco. The home on 1.5 acres is just under 3,000 square feet. The second is 41 Shinnecock Road, bought by Wendy and Samuel Frieder. This 4,100-square-foot home is on 1.73 acres and offers 5 bedrooms and 3 baths and includes a guest house.
