Apparently, no one told Sagaponack that the summer is over.

The real estate scene there continues to be at season-peak form, as evidenced by a property just hitting the market with a $29.9 million ask. This is not just any property, but 7.5 acres south of the highway and containing a 9,353-square-foot residence by builder Michael Davis. Inside are multiple living rooms, a kitchen with two ovens and two Sub-Zero refrigerators, front and rear staircases, an elevator, a master suite, three en-suite bedrooms, five more bedrooms, a media room, a wine cellar and two offices. And there is a pool house to go with the in-ground pool and a carriage house.

We don’t (yet) know the buyer, but we’re told that 59 Sandune Court in the Village of Sagaponack has sold. (The last reported price was $8.9 million.) The 0.94-acre property comes with a deeded access path to Sagg Main Beach, and the 4,650-square-foot house, with five bedrooms and seven baths, offers panoramic views of the Atlantic Ocean, Sagg Pond, and the adjacent farm with reserve. Hedged and landscaped for complete privacy, the property features a heated pool, outdoor shower, pergola, and terraces and balconies that highlight the idyllic landscape. The second floor has a gourmet kitchen, formal dining room, living room and sitting room with fireplaces, and two en-suite bedrooms that open onto a terrace. The kitchen opens onto a screened porch and dining terrace. The second-floor landing, with powder bath, leads to a balcony oriented to capture sunrises over the ocean, dunes, and farmland. On the main level, the library with fireplace opens to the pool area via French doors. The master suite has a covered porch overlooking the pool, walk-in closets, and bath with steam shower. Two en-suite guest bedrooms, laundry room, and two-car garage complete the main level.

Also just sold—to King Arthur LLC, for $7.75 million—was 287 Parsonage Lane. In this case, the purchase was of property only. This is one parcel in a three-lot compound that back in 2016 went on the market for $59.9 million for a total of 16 acres. The lot at 287 came with plans for a 6,700-square-foot home with seven bedrooms, eight full bathrooms, and two half bathrooms. Interior features will include a double-height foyer, spiral staircase, full-height windows, 12-foot ceilings, and 1,000 square feet of space in the master suite. All of the bedrooms will have 15-foot cathedral ceilings. There will be an outdoor kitchen, dining space, lap pool with Italian marble finishes, a sunken tennis court, an outdoor breakfast terrace, and an eight-car garage. Sited on 1.8 acres, the property has western facing views and borders a reserve.

One more to mention in Sagaponack: 274 Town Line Road. A limited liability company picked this up for $6.6 million. With the house being only 1,500 square feet with three bedrooms and two baths, one can expect an expansion on the 2.8-acre property. The seller was the estate of Gladys Osterman, who passed away last December at age 92.

An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Hamptons Median Home Price Reaches $2 Million for the First Time

The first-quarter home sales reports for the Hamptons real estate market are in, and it’s positive news all around. The number of sales, the median sales price and the amount of inventory were all up, according to three different reports issued by area real estate firms. For the first time, the median sales price on the South Fork reached $2 million. The Elliman Report found that the $1 million to $5 million range dominated the Hamptons market, with sales nearly doubling.
