A new traditional-style estate in Amagansett given the name Emerald Dune has sold for $11.8 million, with a last asking price of $12.95 million.

At 91 Abrahams Landing Road, the 1.3-acre estate with elevated views of the South Fork Country Club is by developer Robert Zecher of Vault Development Partners and offers 12,395 square feet of living space.

The residence has nine bedrooms, nine full bathrooms and three half-baths spanning three levels.

“Intentionally designed for open concept living, this home features multiple expansive sight lines with views over the perfectly manicured pool and bucolic grounds, creating an immersive setting that showcases the back-nine of the golf course,” the developer’s website states.

Visitors enter the 30-foot-tall foyer and see an oak staircase, wall of windows and adjacent dining room and grand living room with an oversized fireplace and eat-in kitchen.

Finishes include a marble package throughout, eight-inch wide European oak flooring and Waterworks fixtures.

The kitchen features Bakes & Kropp cabinetry, a Wolf range, dual side-by-side 36-inch Sub-Zero refrigerator/freezer units, dual Cove dishwashers, a built-in gourmet coffee machine, a wine fridge and a beverage center.

An oversized waterfall marble island with bar top seating is an the center of the kitchen, and there is a more casual seating area as well.

Adjacent to the main kitchen is a chef’s kitchen with a six-burner Wolf range and dual ovens. A breakfast nook that overlooks the grounds and golf course completes the kitchen, off which is a 1,200-square-foot partially covered terrace with room for al fresco dining and living.

The first floor continues with a study, a mudroom, a powder room and a junior primary bedroom suite with walk-in closet and en suite bath.

The second floor, with golf course views, has en suite bedrooms with walk-in closets, a laundry room and a library or sitting room. The primary suite has its own wing, with more than 2,500 square feet of private living space including an oversized bedroom, dual primary bathrooms with large vanities, a free-standing soaking tub and two showers, dual walk-in closets, an office/sitting room and accompanying wet bar, three private balconies and a laundry chute.

The fully finished lower level has multiple open recreational rooms and sitting areas, a custom millwork wine room, a full bar with seating, a sunken golf simulator room, and a theater — plus a large laundry room and two en suite guest bedrooms.

The lower level “Wellness Center and Spa” features a gym, octagonal wood sauna, steam room with full bath, and a changing room that opens to a private courtyard and the outdoor shower complex.

“The courtyard allows for ample natural light in the lower level while providing a separate guest entrance and exit,” the listing states.

The grounds were designed by landscape architect Patrick Conlan and are appointed with a 50-foot-by-23-foot heated gunite pool and raised spa with a waterfall feature, surrounded by a patio and a tree-shaded outdoor dining area.

The estate also boasts a 2.5-car garage, a porte-cochère and ample parking, and an elevator serves all three levels of the home.

Martha Gundersen and Paul Brennan of Douglas Elliman had the listing.
