A waterfront modern home in North Sea Beach Colony located about halfway between Cow Neck Point and Towd Point has sold for $9.28 million after seeking $10 million.

The 0.44-acre property at 25 Bay Street is set high on a bluff with 101 feet of bulkhead and beach, and the open-floor-plan residence itself has a custom wall of glass overlooking Little Peconic Bay and Robins Island, according to the Douglas Elliman listing.

The principal gathering spaces are the double-height great room, a designer kitchen with Wolf and Sub-Zero appliances, and a living room area with a gas fireplace. There are six bedroom suites, including the primary with 180-degree water views — three sides of glass — a large marble bath, a walk-in closet, and a balcony. Additional rooms include a sitting room, mudroom, laundry room, and a finished lower level.

The home also offers a pathway to the beach, electric shades, solar panels, a water filtration system, and Control4 automation capability.

Outdoor amenities include a custom gunite pool with a sun shelf and cover, an automated screened-in porch, and multiple spaces for lounging in the sun or shade with limestone throughout.

Associate broker Enzo Morabito of Douglas Elliman had the listing. The deal closed at the end of last month.
