The East End has done it again.
According to PropertyShark’s 2025 list of priciest zip codes in the United States, nine of the 11 Long Island locales that cracked the top 100 are on the South Fork — with Sagaponack coming in at third and Water Mill at fifth.
The top spot — based on median home sale price — was awarded to Fisher Island in Miami Beach at $9.5 million, knocking Atherton, California, down a rung to number two at $8.3 million. This marks Florida’s first number one finish.
“In 2025, Florida’s surge to the top was only one part of a wider realignment,” according to PropertyShark. “Miami Beach’s Fisher Island became the country’s priciest zip code, while California retained its broad dominance with eight of the 10 highest medians and a record-dense cluster in Newport Beach.”
More than $2 million separates Sagaponack from the leaders on the board, though, with its $5.925 million median. Water Mill trails not far behind at $5.5 million. Other notable mentions are Wainscott at number 12, with a $4.5 million median, and Amagansett — sitting at just shy of $3 million — at number 36.
Nearly rounding out the list is Southampton at number 91, with a $2.175 million median. Bridgehampton, Quogue and Sag Harbor also made the list.
Overall, the Northeast had one of its weakest years in a decade, PropertyShark reported, as Manhattan’s core lost ground and Massachusetts fell behind Connecticut. Meanwhile, the greater Los Angeles region strengthened its hold, even after the devastating wildfires earlier this year.
“From coastal enclaves and mountain resorts to pricey urban neighborhoods, 2025 both reinforced and redrew the boundaries of affluence,” PropertyShark said.
