The $12.85 million sale of 1 Pandion Road now marks the second-highest price ever achieved on Shelter Island — and the largest to date this year.

Listed by Terry Cohen, formerly of Hedgerow and now with Compass, the buyer came by way of Benjamin Dixon of Douglas Elliman.
