Just when you think it’s safe not to write about the Village of Southampton and its immediate surroundings, there is another burst of seven-figure real estate activity.

Certainly qualifying is 41 Herrick Road, which changed hands for $9.5 million, the new owner being a limited liability company. The newly built shingle-style residence just off South Main Street has nearly 13,000 square feet of living space on four levels. Some of the features include seven en-suite bedrooms, nine full bathrooms, three half-baths, a great room, solarium, library, formal dining room, media room, office, a kitchen with large butler’s pantry/prep kitchen, separate staff suite, four-car garage, five fireplaces, wine cellar, and gym. The high-quality finishes and amenities include honed marble counters, custom woodwork and cabinetry, Control Four home system and an elevator. Outdoors, the 1 acre of grounds is highlighted by a perimeter of 24-foot cypress and specimen holly trees. The bluestone terrace and large veranda open to the 53-foot swimming pool and spa adjacent to the outdoor shower and pool cabana.

Not far behind price-wise is 63 Duck Pond Lane, also purchased by an LLC, for $8.15 million. The 4,766-square-foot shingled traditional is on 2 acres with mature hedges and trees that offer privacy. There is a great room/living room with French doors that access an awning-covered terrace, a formal dining room, a large eat-in kitchen with all appliances, a den/bedroom, and five additional en-suite bedrooms including an over-sized master with a fireplace, and there are five baths. There is a heated pool, a tennis court, and a three-car attached garage.

Sara and Scott Jacobs, having paid $4.05 million, are the new owners of 80 Whalebone Landing Road. The 1,600-square-foot cottage with four bedrooms and two baths is perched 42 feet above Peconic Bay on 0.29 of an acre with a private staircase and bulkheading. The original country kitchen opens up to living area with a fireplace and a bright and sunny dining space (except on rainy days, natch). A glass-walled sitting area with three skylights is adjacent to both the living and dining areas. There are wide plank wood floors throughout. Above the living area is a master bedroom sleeping loft with a separate sitting area and an additional office that could become a fourth bedroom. Wall-to-wall glass sliding doors lead to a private patio that overlooks the bay.

One more to mention is commercial property in the village, at 99 Jobs Lane. The 3,500-square-foot building on 0.21 acre that was bought by an LLC for an even $4 million is currently composed of three individual spaces. The largest, approximately 2,500 square feet, is being operated as the Jobs Lane Gastro Pub, and the other two spaces are commercial/retail. The primo location has views of Agawam Park.
