A Water Mill estate abutting an agricultural reserve has sold for $7.25 million, according to Douglas Elliman.

At 16 Jordan Drive, the 1.43-acre estate which was built in 2008 and recently renovated, offers 9,500 square feet of living area, with eight bedrooms.

The foyer has 10-foot glass and steels doors, floor-to-ceiling millwork and inlaid border floors. The living room features a double-sided fireplace and accesses both the front and rear mahogany decks. The formal dining room connects through a butler’s pantry to the kitchen, with shaker-style custom cabinetry, high-end appliances, and quartz countertops. The first-floor primary suite has a spa-inspired bathroom and French doors leading to the backyard.

A “grand primary” suite is upstairs, with a fireplace, a balcony and a lounge. Four additional bedrooms, two of which are en suite, feature custom closets and designer fixtures. A bonus room with an office can be accessed by a side staircase.

The finished lower level has a game room, a glass partition gym, a movie theater and a wine display with tasting bar. The level continues with two bedrooms, one of which is en suite, along with custom closets and an additional bathroom.

Outdoor amenities include a gunite pool with a cascading hot tub, an outdoor kitchen, and a cabana lounge, and the estate can accommodate tennis courts if the new owners wish.

Elliman agent Alexis Meadows represented both sides of the deal.

“Location matters!” Meadows said. “One memorable feature of this Water Mill estate was the admiration prospective buyers expressed as they viewed how the property’s mature landscape was thoughtfully designed to capture views of the gorgeous tree farm adjacent to the residence. The picturesque vista, highlighting the meticulously maintained farm, elongated the property’s backdrop with an open-air feel, revealing beautiful seasonal colors while inspiring exclusiveness and grandeur.”

The estate last changed hands in 2022, for $5.1 million, according to Suffolk Vision Inc. It went back on the market that year for $8.68 million and went through a few price cuts before finding a buyer.
