A new modern Water Mill home with 10,000 square feet of interior living space and a west-east exposure to enjoy sunsets and sunrises recently sold for $9 million.
At 41 Blank Lane, the sunlight-filled residence with floor-to-ceiling custom windows offers seven en-suite bedrooms and 10 bathrooms in all with custom Italian millwork, marble finishes and Gessi fixtures. The second-floor looks out over surrounding farmland.
The entrance has a double-height ceiling. The kitchen is outfitted with Wolf and Sub-Zero appliances, and the two laundry rooms have Electrolux washers and dryers. Control4 smart home tech controls A/V throughout.
The residence also has a private office and a state-of-the-art media room, and the basement features a gym, a massage room and a sauna.
All three floors are served by an elevator as well as a mono stringer steel staircase, and each floor has two layers of flooring for soundproofing and better heating and cooling efficiency. Recessed solar panels are in the roof.
Two ethanol fireplaces are found indoors, and a propane fireplace is outdoors.
Associate broker Emanuele Fiore of the The Emanuele Fiore Team at Serhant had the listing.
“The property is special because it definitely sets new standards for construction built in the Hamptons,” Fiore said. “The design, craftsmanship and material used are definitely top of the game and a rare find in the Hamptons. From the custom finish windows to the travertine used all over the space and the attention throughout the entire home — even using the same quality of finishes for the lower level or garage — speaks for itself. We like to call it an Italian masterpiece as all the materials are imported from Italy, as well as most of the development team!”
The acre property also includes a 47-foot oversized four-car garage with 11-foot ceilings and two 21-foot gates, a 20-by-47-foot heated infinity pool with an 8-by-8-foot spa, a marble pool deck, a cabana with a shower and bathroom, and a barbecue area with a steel pergola, an ice maker and a refrigerator.
The last asking price was $9.65 million. When it was first listed for sale in 2024, the ask was $11 million.
The deal closed on August 4, Suffolk Vision Inc. reported. It identified the buyer as Byrd Cage LLC and the seller as First Blue Bank LLC.
