Waterfront Residence in Water Mill Sells for $12.63 Million

A Water Mill residence built in 1987 fronting a cove that leads to Mecox Bay has sold for $12,625,000.

On 2.14 acres at 120 Bay Lane — a street with no through traffic — the home offers 3,370 square feet of interior living space with five bedrooms, four full bathrooms and two half bathrooms. A great room with a fireplace overlooks the landscaped backyard, with sliding glass doors to the patio. Off the formal dining room is a screened-in porch. A second-level primary suite has a terrace with western-facing bay views, and a partially finished lower level provides bonus space.

Outdoor amenities include a waterside gunite pool and spa, an outdoor kitchen, a Har-Tru tennis court and a private dock. A detached two-car garage has a recreation room above.

The listing also offered conceptual renderings and proposed plans by Bruce Nagel + Partners Architects and noted that the parcel can accommodate an approximately 12,000-square-foot modern residence with 11 bedrooms.

Dominic Couzens of The Legacy Team at Hedgerow represented the seller and Saunders & Associates brought the buyer.

The deal closed on May 29, according to Suffolk Vision Inc., which reported the seller was Rivendell Mecox LLC and the buyer was Chartwell Mecox LLC.

The last asking price was $13.5 million.
