Watermill Crossing, a 34-unit condo development on 6.4 acres in Water Mill set for completion this fall, is nearly sold out. Saunders & Associates reports that deals have been struck on 30 of the 34 units

The luxury townhouses developed by JS Squared range in price from $2.3 million to $2.9 million and in size from 2,500 to 2,800 square feet. The builder is Racanelli Construction with landscape design by Araiys Design of Southampton and common area interior spaces by Mabley Handler Interior Design.

Saunders & Associates agents Jennifer Wilson and Ed Bruehl, who are running the condo sales, report that many units were in contract before any shovels were in the ground.

“Since day one, everyone involved has worked together to offer buyers an unmatched opportunity in the Hamptons,” Bruehl said. “Inspired design executed with masterful construction in a safe community and perfectly priced, positioned, and marketed to attract the right buyers at the right time.”

At 66 Nowedonah Avenue, off Montauk Highway, the townhouses have Italian-designed kitchens with Sub-Zero and Bosch appliances, Wolf six-burner 36-inch gas ranges, white cabinets with gray cerused accents, oak wide-plank floors and natural gas fireplaces. The roofs have red cedar shingles and the siding is cedar shingle and white board and batten.

“These luxury townhomes are creating a real buzz around the country and the world,” Wilson said. “We’ve formed partnerships with brokers in Miami and internationally — the interest has been awesome. It’s obvious that Watermill Crossing has what buyers want — luxurious community living in the Hamptons.”

Watermill Crossing has a community clubhouse and pool with a fitness center, locker rooms with showers, a great room, a lounge with card tables, a food prep area, an oversized pool, a patio, spa and EV charging stations.

“There are not many new area developments, and this is one of the most exciting real estate opportunities in the Hamptons,” said Saunders & Associates President Andrew Saunders. “We are delighted to see how well received these townhomes have been by local and international buyers.”

The first-quarter home sales reports for the Hamptons real estate market are in, and it’s positive news all around. The number of sales, the median sales price and the amount of inventory were all up, according to three different reports issued by area real estate firms.
