Hearings On East Quogue, Hampton Bays Projects Pushed Back By Planning Board

The Southampton Town Planning Board pushed back a pair of public hearings, for projects proposed for East Quogue and Hampton Bays, during last week’s meeting.

Plans for the East Quogue Medical Center, which calls for the construction of three buildings on a 1.33-acre property on the corner of Weesuck Avenue and Montauk Highway, was originally approved by the board in 2008, but that permission expired late last year. The three buildings would host both medical offices and five second-floor studio apartments; neighbors, however, have expressed concerns in the past about the intersection, stating that it is already dangerous, as well as the potential increase in traffic in the area.

The plan being proposed by Hampton Valley Associates LLC would require that the Planning Board grant a special exception to allow the medical offices in a residential zone.

The second hearing also postponed until next month focuses on the proposed conversion of a single-family house in Hampton Bays into the new headquarters for the Peconic Baykeeper organization.

The not-for-profit already owns the house and the nearly three-acre property on Upper Red Creek Road that it stands on. Group members are asking the Planning Board to grant a special exemption that would allow it to operate in a residential neighborhood.

Dan Gulizio, executive director of Peconic Baykeeper, said his organization wants to relocate its headquarters from Old Country Road in Quogue to Hampton Bays, explaining that the new facility is in a better location and offers more space.

Members of the public can offer their input on both applications at the Planning Board’s meeting on Thursday, April 9. It starts at 7 p.m.

Building Approved For
Riverside Enterprise Zone

The Southampton Town Planning Board deemed complete an application to build a 2,800-square-foot building in the Riverside Enterprise Zone at its meeting last Thursday, March 12.

The site plan filed by JKW Zone LLC, which owns the nearly one-acre lot, notes that the building would host one trade contractor and four warehouses. The building would be constructed on Enterprise Zone Drive.

It is not clear how soon construction could begin, or if JKW Zone has a tenant for any of the five available spaces. Company officials could not be reached this week.

The building will be constructed within the confines of what would have been the Riverside Hamlet Center, a long-stalled Planned Development District that was supposed to feature a mix of light industrial businesses, but was never completed due to a lack of interest from companies.

Golf Club To Build
New Storage Facility

No one spoke at the March 12 public hearing for a site plan that calls for the demolition of a cart storage facility at the Hampton Hills Golf and Country Club in Westhampton and replacing it with a new one on the same site.

The plan, which proposes to demolish the existing 4,543-square-foot building and replace it with a 7,500-square-foot one, received a nod from the Town Planning Board at its meeting on March 12. The storage facility at the golf course that sits off County Road 31 will be used to store golf carts and other equipment, according to planning documents.
