The development company proposing a 28-unit apartment complex in Tuckahoe will host an informational meeting on the project Thursday evening, May 22, at the Southampton Publick House.
The meeting and presentation by Georgica Green Developers will begin at 6 p.m. and is open to all members of the community. A flier announcing the meeting asks residents to join in to “explore the need for quality and affordable rental housing” in Southampton.
Georgica Green and the Southampton Town Housing Authority, which is partnering with the developers in the project, have said that apartment-style housing for middle-income workers is badly needed in the town, especially east of the Shinnecock Canal, and that the Tuckahoe project, known as Sandy Hollow Cove, presents a unique opportunity to provide more than two dozen such apartments.
The 28 units would be a mix of studio and one-bedroom apartments, priced at about $950 per month. The Housing Authority has said that eligible residents would be middle-income professionals and young couples earning between $50,000 and $70,000 a year, with a maximum income of $85,000 a year for eligibility to live at the complex. They have said that there will be a maximum occupancy of two in any one unit, making couples with children ineligible—though a single parent with a child would be eligible.
If the project is approved by the Town Board, the three buildings would be built on a 2.6-acre lot off Sandy Hollow Road, near its intersection with North Sea Road. A change of zoning would be required to accommodate the project.
The Town Board will hold a second public hearing on the project on Tuesday, May 27, at 6 p.m.
Neighbors have stridently opposed the proposal, saying that 28 units is too dense a development for the small parcel. Original zoning on the property would have allowed just one single-family house, though a zone change in 2009 approved the construction of 16 two-bedroom condominiums. A new zoning designation would be necessary for 28 units.
