The circa-1745 Abraham Baker House, once the home of the Riding Club of East Hampton, has sold for $1.6 million after last asking $1.75 million.

The historic shingle-style house at 9 Cross Highway falls under East Hampton Town’s “special historic landmark” designation, which means the new owner has the opportunity to build a second dwelling on the 0.9-acre property abutting the East Hampton Village estate section. The law is designed to encourage the preservation and restoration of historic houses while allowing homeowners to use a property to its full potential.

The south-of-the-highway property is actually split between East Hampton Village and the unincorporated area of the town, Douglas Elliman Real Estate noted.

The 2,000-square-foot house has three bedrooms, three bathrooms, two fireplaces, and wide-plank floors.

Dawn Watson and Enzo Morabito of Douglas Elliman had the listing. Kathy Zappola and Scott Strough of Compass brought the buyer.

In early 2020, the property was listed with another agency for $2.29 million.

Thiele’s Law Passes; Landlords May Collect Rent For Whole Summer Upfront

A new state law has clarified that deposits and advance payments for seasonal rentals are not subject to caps, which means that landlords can collect rent for an entire summer upfront. Assemblyman Fred W. Thiele Jr. penned the legislation, which Governor Kathy Hochul signed last week. It was designed to make clear that limits imposed by New York State’s Housing Stability and Tenant Protection Act of 2019 only apply to permanent housing, not to vacation rentals. Prior to the Housing Stability and Tenant Protection Act, it had been common practice for East End landlords require a single payment for the ... 28 Sep 2021 by Brendan J. O’Reilly
