A traditional compound sold in Remsenburg for $400,000 over the asking price after a bidding war, driving the final sale price up to $4.9 million — which might just be an inland record for the hamlet.

At 120 and 122 South Country Road, the compound is 2.5 acres with a six-bedroom main house plus a guest cottage, an all-weather north-south oriented tennis and basketball court, a heated gunite pool and a 350-square-foot pool house.

The 6,150-square-foot main house’s grand entrance has a staircase centered on a dual sitting room. The living room with 20-foot cathedral ceilings has a floor-to-ceiling gas fireplace and access to the dining room, kitchen and “saloon,” according to the listing. Four of the bedrooms are en suite. The primary bedroom has a sitting area, walk-in closets and a balcony plus a Jacuzzi and steam shower in the attached bathroom.

Above the 1.5-car garage is a finished loft space with a full bathroom, and the house has a full basement for storage.

A few steps outside is a gas firepit and seating set inside a low hedge.

A 1,050-square-foot guest house offers an additional three bedrooms, two bathrooms, a kitchen, a living and dining room with a wood-burning fireplace, a screened-in porch and a deck.

Lauren Spiegel of Douglas Elliman had the listing.

“This property was so unique and under the radar due to its Remsenburg location,” Spiegel said. “When it was eventually recognized, I had been working with a buyer who was negotiating at a traditional pace, and before contracts were executed, another buyer became interested and decided to submit an offer. This fueled a fast-paced bidding war, surging the price north of ask and eventually trading at $4.9 million.

“The lack of inventory, which in my opinion is still evident in the luxury market, caused this sale to come to fruition, coupled with the uniqueness of the property and existing accessory structures,” she continued.

Hamptons buyers have been increasingly drawn west of the Shinnecock Canal since the pandemic boom has priced so many out of other enclaves further east, Spiegel added, noting that Remsenburg has become the new hot spot. “Buyers are discovering that it offers so much more, for a little bit less!” she said.

The home was first listed back on November 5, 2021.

The deal closed on August 3 this year, according to The Real Estate Report Inc., which identified the sellers as Steven and Shevaun Selvin and the new owners as Jonathan Kellner and Ana Wheatcroft.

Source-of-Income Discrimination Comes to Forefront

While housing discrimination is not new, a variety that has relatively recently come into prominence is source-of-income discrimination. Source of income discrimination typically is when landlords or real estate agents attempt to discourage or deny someone housing because they are a voucher recipient such as Section 8, the federal government’s major program to help very low-income families, the elderly and the disabled to afford reasonable housing. Fair Housing complaints in New York State “are definitely on the rise,” said Neil B. State Supreme Court Upholds Planning Board’s Denial of Hill Street Subdivision

A State Supreme Court justice has upheld the Southampton Village Planning Board’s denial of a proposed Hill Street subdivision, finding that the Planning Board acted in accordance with the village’s comprehensive plan. The Planning Board voted, 3-1, on June 5 to deny the application of James Zuhusky, a former member of the village’s Zoning Board of Appeals, to subdivide contiguous properties at 550 and 554 Hill Street into three residential lots, one of which would be accessed via Captains Neck Lane and an easement over another property Zuhusky owns. The plan had previously attained ZBA approval, and that approval held ... by Brendan J. O’Reilly
