Breitenbach Joins Compass

Associate real estate broker Matthew Breitenbach has joined Compass’s Southampton office after three years with Douglas Elliman Real Estate.

Prior to joining Douglas Elliman, Mr. Breitenbach worked alongside his mother, Susan Breitenbach, for Corcoran.

Mr. Breitenbach’s focuses are the luxury market and new development. According to Compass, he has sold more than $1.5 billion in real estate since entering the business in 2006. Among the ultra high net worth clients and celebrities he has represented are former NBA star Jason Kidd, actor Jeremy Piven, NBA player Kyrie Irving, rapper Trey Songz, music mogul Russell Simmons, and former NHL star Sean Avery.

“I joined Compass to help fill the void in client service and tailored marketing in the high end luxury and new development markets in the Hamptons,” Mr. Breitenbach said in a statement. “Compass’s technology, marketing, and support will allow me to better serve my high net worth and developer clients. I am looking forward to growing with Compass.”

Joseph De Sane, the senior managing director at Compass, said “Matt represents the market leadership, culturally and in business that we value at Compass, and we’re glad to have him on the team as we continue to grow our presence in the Hamptons.”

Elliman Shakes Up Management

Douglas Elliman Real Estate, which has nine Hamptons offices, announced a restructuring of its management at the start of the year.

“We’ve initiated a series of internal promotions that further strengthen leadership of our region,” said Elliman Regional Vice President Carl Benincasa in a statement. “Coming off this amazing year, it’s important we make strategic efforts to build on our success and continue our growth.”

Todd Bourgard is now the executive manager of sales for Hamptons West, which includes Westhampton Beach, Quogue and Hampton Bays. Kent Rydberg is now the regional facilities director. Timothy Kelly will be the executive manager of sales for East Hampton and Montauk while Barbara Mattson will become the regional operations manager. Additionally, Mr. Rydberg and Ms. Mattson will join Mr. Benincasa in direct oversight of Elliman’s Bridgehampton and Sag Harbor offices. Top producer Paul Brennan will be moving his operations to Elliman’s Sagaponack office—the only real estate brokerage office located in that village.

Ray Smith will continue to oversee operations at the Southampton office.

“Our management is comprised of some of the greatest leaders in the industry,” Mr. Benincasa said. “I can’t wait to see our operations flourish under this new structure.”

Daly Appointed To ZBA

Michael Daly, an associate real estate broker with Douglas Elliman’s Sag Harbor office, has been appointed to a four-year term on the Southampton Town Zoning Board of Appeals.

Mr. Daly has served on the North Haven Village Zoning Board of Appeals since 2012. Additionally, he is the Southampton Town Anti-Bias Task Force co-chair and is the Sag Harbor American Music Festival volunteer coordinator.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
