A 9,500-square-foot Southampton Village residence by a local architect sold for $10.78 million after seeking $11.25 million.

A double-height foyer greets visitors to 20 Downs Path, a “beautifully crafted masterpiece home” with “the highest quality finishes” and “chic contemporary style” on 1.6 acres, according to the listing. The foyer leads past a formal dining room to a living room with fireplace, and off the living room is an office with a gas fireplace and six windows. A junior master suite with two closets and a marble bathroom are behind the grand staircase.

The gourmet kitchen has a 10-foot marble island, matching countertops, and Wolf and Sub-Zero appliances, including two refrigerators, dual dishwashers, a warming drawer and a stove/oven. An electric Wolf oven and a built-in Sub-Zero ice maker are found in a second island. Private stairs off the kitchen lead to an au pair suite with a kitchenette and bathroom.

The casual dining area and family room have a marble fireplace.

Walls of custom sliders open to the backyard with a covered terrace, pool area, outdoor fireplace, built-in kitchen and views of the terraced rose gardens and orchard. A bluestone patio leads to the heated Gunite pool with spa.

Upstairs are four en-suite bedrooms with marble bathrooms. The primary suite has two walk-in closets, a master bath with a dressing area and marble wall, and a private terrace.

The finished lower level adds 3,500 square feet of living space and offers two en-suite bedrooms, a movie theater, a bar area, a custom wine cellar, a mirrored gym, billiards and recreation space.

A two-car-plus garage is detached.

The deal closed on March 25, according to The Real Estate Report Inc., which reported the seller was James Bracken and the new owner is 20 Downs LLC.
