A newly constructed modern residence in East Hampton recently sold for $10.25 million.
At 18 Skimhampton Road, the home is by Bluefin General Contracting and offers 7,550 square feet of living space across two stories and a finished lower level. The barn-style residence has two gambrel roofs with a flat section between the two, and large windows and glass doors.
With eight bedrooms, seven full bathrooms and a half bath, the house features a double height central foyer and an open kitchen with Wolf and Sub-Zero appliances. Five of the bedrooms are found on the second story, including a southeast-facing primary suite with beamed ceilings and a radiant heated bath.
The lower level has a gym, a game and lounge space, a 4K theater and a climate-controlled wine display.
Outdoor amenities include a heated gunite pool with a sun-shelf and spa and a 360-square-foot pool pavilion with a wet bar and outdoor shower.
Ed Bruehl and Sarah Minardi of Saunders & Associates had the listing — their 10th time working with Bluefin President Thomas Schaub.
Bruehl said that instead of building the biggest possible house on the acre parcel, Schaub built the smartest house, with all the right features, and priced it right.
“These last three points, nobody gets right, nobody,” Bruehl said. “They always either build too much house, price it wrong or don’t deliver what the customer really wants.”
He also praised Schaub for waiting to show the property until the landscaping was done and the home was staged with $125,000 worth of furniture. The first look anybody had was flawless, he said.
Bruehl reported a deal came together in 60 days with 60 showings. The buyer asked for some customizations, and Schaub obliged.
“It wasn't a big, massive family that needed a ton of bedrooms,” Bruehl said. “It was a very smart buyer wanting to be in a good location with a great local builder.”
Minardi said every Bluefin home is made with love and care.
“It’s not like it’s something off an assembly line. It’s really custom,” she said, noting that 18 Skimhampton Road has Danby marble slabs from Vermont for kitchen countertops and Infratech heaters in the covered porches to extend the season
“The floors are really beautiful, and the millwork is custom, and everything about it is so spot on and impeccable,” she added.
Kristin Regan, also from Saunders, brought the buyers.
The new owners are Wayne and Donna Morris, according to Suffolk Vision Inc., which reports that the deal closed on May 20.
