A 1.4-acre Southampton Village property, where a new residence was built by Farrell Building Company in 2016, with nearly 10,000 square feet of living space, sold late last year for $10.8 million.

The gabled, shingled traditional is 6,852 square feet above grade and has nine bedrooms and eight-plus bathrooms. Throughout the interiors are designer fixtures, wide-plank hardwood flooring and marble tiling.

A double-height foyer leads past a formal dining room and den into large living room. Walls of custom sliding glass doors open to the backyard, covered terrace and pool area.

The gourmet eat-in kitchen has a waterfall marble island, matching countertops, and professional Wolf and Sub-Zero appliances, including two refrigerators, dual dishwashers, and a 48-inch stove.

The upper level has six en-suite bedrooms, plus a master suite with a walk-in closet, a master bath with herringbone tile, and a private terrace.

The finished lower level adds 2,800 square feet of living space, with two bedrooms, one full bathroom and one half-bath, a state-of-the-art movie theater, a custom wine cellar, a mirrored gym with a sauna, a game room, and a recreation space.

A pool house complements the heated gunite pool and spa.

Back in 2015, preconstruction, 80 Downs Path was in Farrell Building Company’s catalog for just $9.5 million.

Last year, the last list price before the sale was $11.4 million. Christopher Burnside of Brown Harris Stevens had the listing.

The deal closed on November 12, and The Real Estate Report Inc. noted the deed recording last week. The seller was 80 Downs Path Property LLC and the new owner is LD Path Properties LLC.

The property last sold in 2014 for $3.75 million, after which the five-bedroom, 5.5-bath contemporary that stood there was razed to make way for the larger residence that stands there now.
