The lone home at Barcelona Point between Sag Harbor Village and Northwest Woods sold just before the turn of the year for $10.2 million, which was $2.1 million, or 26 percent, more than the asking price.

The waterfront property with a gaze toward the Cedar Island Light is 1.84 acres with a 2,500-square-foot modern home built in 1981. The house has four bedrooms, three full bathrooms and a partial bath and comes with a sundeck and heated vinyl pool. According to the Brown Harris Stevens listing, it is “primed for renovation or replacement in this ideal setting.”

The address is 693 Route 114, East Hampton, but the residence is far removed from 114 — a 2-mile drive through the wooded Linda Gronlund Memorial Nature Preserve.

The seller was Caroline Snow Trust and the new owner is Barcelona of East Hampton LLC, according to The Real Estate Report Inc. Mary Ellen McGuire of Brown Harris Stevens was the listing agent.

Hamptons Median Home Price Reaches $2 Million for the First Time

The first-quarter home sales reports for the Hamptons real estate market are in, and it’s positive news all around. The number of sales, the median sales price and the amount of inventory were all up, according to three different reports issued by area real estate firms. For the first time, the median sales price on the South Fork reached $2 million. The Elliman Report found that the $1 million to $5 million range dominated the Hamptons market, with sales nearly doubling.
