Fronting Kellis Pond, 11.5 Acres Sells For $18 Million

The 11.5-acre property at 9 Morgan Hill Way in Bridgehampton has 770 feet of frontage on Kellis Pond on its west side and a preserved farm field to its south — and it recently sold for $18 million.

According to The Real Estate Report Inc., 9 Morgan Hill Way last changed hands in July 2018 for $14.95 million with a residence standing on it, but this time around, the property is vacant. A wetlands permit from November 2018 reveals that the then-owner, T Bridge Farm LLC, received permission to demolish the two-story dwelling, including the indoor pool and garage. However, a tennis court and basketball court remain.

The home that previously stood on the land known as Morgan Hill Farm was built in 1982 and offered 12,000 square feet of living space. Today, a listing from real estate firm Hedgerow Exclusive Properties notes that a new main house may be built with 15,000 square feet above grade and even more living space in a finished lower level for a total of 22,500 square feet. The 11-plus acres can also accommodate a 4,000-square-foot carriage house, a 3,500-square-foot sports pavilion and a 1,500-square-foot pool house, plus multiple pools and tennis courts.

The list price was $21.95 million. The new owner is only identified as 9 Morgan Hill Way LLC.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
