Captains Neck Lane in Southampton Village deserves a promotion to Majors Neck or even Colonels Neck based on a couple of recent transactions. One of them—demonstrating that an $11 million price cut will do it every time—is 500 Captains Neck Lane. Originally listed at $35 million in 2015, the mansion has sold for $24 million.

The new owner, a limited liability corporation, now possesses a 13,000-square-foot estate on 6.6 acres, 404 feet of that being water frontage on Taylor Creek, which connects to Shinnecock Bay and, eventually, the Atlantic Ocean. The main residence and guest cottages offer 11 bedrooms and 11.5 baths. On the grounds are a pool house and heated pool, and there is plenty of room for a tennis court.

Also just sold, and also to an LLC, is 133 Captains Neck Lane, for $6,600,000. Built in 1930, the 3,240-square foot manse is on 1.3 acres. There are 4 bedrooms and 5.5 baths. We’re told that “this classic English-style cedar-shingled residence recalls a sense of refined country living from over a hundred years ago. Behind high hedges, the semi-circular gravel drive, that frames magnificent old-growth trees, leads up red brick steps to the white-columned covered entry. A welcoming foyer with staircase leads straight back to a sitting room with fireplace that retains original crown molding and built-in shelves and bookcases.”

In general, Southampton has seen quite a surge in the last couple of weeks. One example is 45 Meadowmere Lane, which recently closed at $8,500,000, purchased by Gina and Michael Martin. The 6,300-square-foot abode sits on just less than 2 acres and has 5 bedrooms and 7 baths. A tennis court and in-ground pool adorn the exterior, and one of the appealing interior features is a great room with a fireplace. The master suite with an office and fireplace is a grabber too. And 11 Jobs Lane also just changed owners, going for $5,250,000. If the address is familiar, that’s because it is the building that used to house the Rogers Memorial Library and was later purchased by the Parrish Art Museum. Bronze Box LLC is the buyer, and it may find a painting or book hidden away somewhere inside.

Wait, there’s more! One of them is 1323 Meadow Lane, purchased for $5,200,000. With 4 bedrooms and 3 baths and a cozy 1,712 square feet, the 4-acre property is across the street from the ocean shore. It enjoys “spectacular sunsets, panoramic bay views and the privacy afforded by a gated entrance and preserved open land on both sides.” And 107 White Street just sold for $5,025,000. The 8,143-square-foot residence offers 7 bedrooms and 8 baths on 1.02 acre. There is a double-height living room with vaulted ceiling and a wood-burning fireplace, among its many attributes.
