Now adorned with graffiti, the former G.F. Schiavoni Plumbing and Heating Company building in Sag Harbor Village soon will be transformed into four luxury condominium units.
Plans for the condos received a certificate of appropriateness from the Sag Harbor Village Board of Historic Preservation and Architectural Review last Thursday on the condition that the owners add more landscaping.
ARB Chairman Anthony Brandt said the developers will maintain the integrity of the original brick building, as the brick will be restored and the factory windows will be replaced by more modern but similar windows.
They have done a wonderful job designing it," Mr. Brandt said. "They will have good landscaping and take a derelict property and turn it into something handsome."
According to co-developer David Silverstein, who is the contractor and part of the limited liability company in New York called 64 Jermain LLC, the village regulatory boards have been extremely professional throughout the approval process.
"We couldn't have been more impressed by the way they handled this, and are interested in taking this thing that was an eyesore into something that would be beneficial," Mr. Silverstein said.
The condos will range from 2,100 square feet to 3,500 square feet and each will have its own private garden and swimming pool. Two units will have five bedrooms, one unit will have four bedrooms and one unit will have three bedrooms. Mr. Silverstein would not yet disclose even approximate prices for the units.
The 5.5-acre property, 4 acres of which is wetlands that will be preserved, will also include a common area with a gym, a private workout room, and storage as well as a space for a seasonal caretaker of the property.
Construction is expected to begin in the spring, Mr. Silverstein said. If all goes as planned, the four units should take about a year to complete.
"
