JS Squared broke ground recently on Watermill Crossing, a 38-unit luxury townhouse community in the heart of Water Mill. Racanelli Construction is building the development, with an anticipated completion date of summer 2023.

Across 6.4 acres, the units range in size from 2,500 to 2,800 square feet with three or four bedrooms and four bathrooms. A shared clubhouse will feature a fitness room, locker rooms with showers, a great room and a lounge with card table, a food prep area and a wet bar. An oversize Gunite pool with a separate spa will be surrounded by a large stone patio. Landscaping, snow removal, pool service and electric vehicle charging stations are included.

Saunders & Associates brokers Ed Bruehl and Jennifer Wilson are representing Watermill Crossing sales, with multiple units in contract and showings occurring daily, the firm reports.

“This is the most exciting real estate opportunity in the Hamptons,” Bruehl said. “The property is thoughtfully conceived, the build top-shelf and the location is downtown Water Mill Village.”

Prices range from $2.1 million to $2.9 million.

“People today enjoy living in multiple places and this development is perfect for them,” Wilson said. “It’s not about people downsizing their homes, but about buyers enjoying a multi-location lifestyle with all of their amenities taken care of for them.”

McDonough & Conroy Architects, Mabley Handler Interior Design and Araiys Landscaping Design make up the Watermill Crossing design team. Located off Nowedonah Avenue, the development is adjacent to Soul Cycle, Provisions Natural Food Market and Bistro Ete.

James Stanton and Jeffrey Suchman lead JS Squared, a multi-disciplined real estate development company. Suchman’s most recent development in East Hampton is the new CVS pharmacy, and he was instrumental in projects in New York City that include Hudson Yards and The Caledonia. Stanton, the president of the Worldwide Group, has developed renowned structures on Billionaire’s Row in Manhattan as well as condominiums throughout New York City.
