A new build by developer Jason Khan on 1.4 acres in Water Mill backing up to a farm reserve has sold for $7.85 million.

At 322 Scuttle Hole Road in horse country, the gated estate offers eight bedrooms and 11 bathrooms.

Step into the 10,000-square-foot residence’s double-height entry foyer with chevron flooring. Continue to the great room with floor-to-ceiling windows and oversized doors leading to the European imported cool feel porcelain exterior patio.

A chef’s kitchen features custom walnut cabinetry, JennAir Noir and Rise appliances, and a large island. A butler’s pantry, wine cellar, formal oak dining room, den with a fireplace, and junior primary suite with a walk-in closet and an oversized bathroom complete the first level.

Up the stairs with custom glass railings, the second level hosts the primary bedroom with a fireplace, private balcony, sitting room and a spa-like bathroom with soaking tub, marble and dual sinks. Four additional en suite bedrooms, each with a walk-in closet, share the second level.

The lower level boasts a gym, steam room, sauna, 12-foot oak wine cellar, a media room, two en suite bedrooms, and a recreational area with a wet bar/kitchenette.

Also among the amenities and details are an elevator, Kohler and Kallista fixtures and Bianco marble tiles.

The grounds feature an 18-foot-by-50-foot pool with an inset spa — complemented by a 250-square-foot pool house — and European imported cool feel porcelain patios. Permits are in place for a tennis court.

Matt Breitenbach of Compass’s Breitenbach Advisory Team had the listing.

“Jason Khan’s meticulous attention to detail and lifestyle enhancements, my favorite being the built-in outdoor kitchen with a pizza oven, make his homes truly exceptional,” Breitenbach said. “Collaborating with him from the ground up was a remarkable experience, and I look forward to many more successful projects together.”

The deal closed on March 14, according to Suffolk Vision Inc., which identified the new owner as TMHSHH LLC. The last asking price was $8 million.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
