A newly built modern home with pool and tennis tucked in the woods of Northwest Harbor recently sold for $5.1 million.

The approximately 2-acre property at 5 Two Holes of Water Road is equidistant between the village of East Hampton and Sag Harbor, the Brown Harris Stevens listing notes. The residence is 5,000 square feet with an open floor plan, five bedrooms and 5.5 bathrooms. The parcel also hosts a pool, pool house and all-weather tennis court.

The home has 5-inch white oak floors and LED recessed lighting and is prewired for sound with integrated speakers.

The 20-foot entrance foyer with oversize glass panels has a floating metal staircase with a cable-rail and opens to a great room encompassing a living room and dining room. Floor-to-ceiling glass doors lead to the outdoor entertaining spaces, including a covered dining area, mahogany decking and bluestone patios.

A state-of-the-art kitchen features two wet stations, Silestone counters, a breakfast bar and appliances by Wolf, Thermador and Bosch.

A guest bathroom off the foyer, a primary bedroom with an oversized bathroom, and a den/home office round out the first floor.

On the second level are three en-suite bedrooms and a laundry room. The bathrooms have modern brushed nickel fixtures and accessories.

The lower level has a windowed fitness center and media room, another bedroom with full bathroom and a second laundry room. A storage room offers access to the outdoors and space for keeping outdoor furniture during the off season.

The heated saltwater pool is 18 feet by 40 feet. A pool/tennis house has a serving kitchen with two refrigerators and a dishwasher, a changing area, a bathroom and lounging space with views of the tennis court.

Christopher Burnside and Aubri Peele of Brown Harris Stevens had the exclusive listing.

“Five Two Holes of Water is a perfect representation of what many of today’s buyers are looking for: a large, private property (2 acres, in this case); all new construction; sleek modern design; plus a saltwater pool and tennis court,” Burnside said. “Additionally, this is a net-zero home — with geothermal heat and solar energy — which appeals to many buyers today. A gorgeous new house with every amenity is a dream for a real estate agent to represent, and it is always exciting to see buyers start a new adventure in their dream home.”

The identities of the buyer and seller are shielded by limited liability companies. The deal closed on July 6, according to The Real Estate Report Inc.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
