A newly built modern farmhouse on 2.8 acres in Water Mill with seven bedrooms, six bathrooms and two half baths has sold for $6.8 million.

At 658 Millstone Road, the residence has 9,369 square feet of living space inclusive of a 2,598-square-foot lower level.

Enter at the double-height grand foyer, which leads to a large great room — with a see-through gas fireplace — that opens to a chef’s kitchen with professional-grade appliances, solid stone countertops and a center island with counter dining.

The great room, kitchen and junior primary suite access a bluestone patio that runs along the rear of the home.

Upstairs, a grand primary suite has a gas fireplace and private terrace. Rounding out the second floor are an office/den with a full bathroom and three additional en suite bedrooms, plus a large laundry room, are provided.

The finished lower level has 10-foot ceilings, two bedrooms, a bathroom, a powder room, a gym, a sauna, a recreation room, storage space, a mechanical room and a walkout to the pool.

The heated gunite pool is 20 feet by 50 feet with an integrated spa.

The roofing is made of cedar and standing-seam metal, topped with a solar array. Inside the home, features include custom millwork, built-in cabinetry, and 6-inch hardwood flooring throughout.

The garage is nearly 500 square feet.

Christopher Burnside and Aubri Peele of Brown Harris Stevens had the listing.

“Unbelievably constructed modern farmhouse that sold during the construction phase,” the sales duo remarked. “While in a competitive market, this goes to show that well-built homes in good locations will always sell.”

In May, the asking price was reduced from $7.25 million to $7 million, before the home ultimately sold for $6.8 million.

The deal closed on August 7, according to Suffolk Vision Inc., which reported the buyers were Anurag Chandra and Pragati Nijhon.

State Supreme Court Upholds Planning Board’s Denial of Hill Street Subdivision

A State Supreme Court justice has upheld the Southampton Village Planning Board’s denial of a proposed Hill Street subdivision, finding that the Planning Board acted in accordance with the village’s comprehensive plan. The Planning Board voted, 3-1, on June 5 to deny the application of James Zuhusky, a former member of the village’s Zoning Board of Appeals, to subdivide contiguous properties at 550 and 554 Hill Street into three residential lots, one of which would be accessed via Captains Neck Lane and an easement over another property Zuhusky owns. The plan had previously attained ZBA approval, and that approval held ... by Brendan J. O’Reilly
