A newly built Southampton Village residence by Northport’s Schuttinger Building has sold for $11.35 million.

The address is 209 Little Plains Road, and the new owner is Hampton Monkey Business LLC, according to The Real Estate Report Inc.

On 0.87 acre, the 9,500-square-foot traditional residence equipped with solar panels has been decorated by Mabley Handler Interior Design of Water Mill.

The two-story foyer features custom woodwork with high-gloss finishes that continue throughout the house’s three levels. The main level has 11-foot ceilings and an open floor plan with a gourmet kitchen, a butler’s pantry, a formal dining room, a great room with a fireplace, and a den, also with a fireplace. The en-suite junior master and a powder room can also be found on the main level.

Besides the foyer, visitors may enter through the 2.5-car garage into the mudroom. An elevator serves all three levels.

The top level is where the master bedroom with two walk-in closets, a fireplace, and a shiplap ceiling with white oak beams is found. The master bath has Waterworks fixtures, a deck and a stone resin tub. An additional four en-suite bedrooms are on the level, all with cathedral ceilings up to 19 feet high. The floor also has an office plus a laundry room with a chute to the lower level laundry room.

The lower level with 11-foot ceilings has an open recreation area and a kitchenette, an island for bar seating, a fireplace with stacking stone, two bedrooms, a Jack and Jill bathroom, a powder room, a utility room and a gym with a rubber floor, steam shower and sauna.

The house is equipped with Wolf and Sub-Zero appliances and Toto toilets.

Outdoors, a bluestone patio surrounds the 20-by-50-foot gunite pool with spa. There’s also a masonry barbecue, a linear fireplace, a shower and a pool house with a kitchenette, fireplace and a full bathroom.

In all, there are eight bedrooms, nine full bathrooms and 2 half baths.

The last asking price was $12.25 million, which works out to a 7.3 percent discount. Susan Hovdesven and Dolly Schuttinger had the listing for Douglas Elliman. Vincent Horcasitas of Saunders & Associates brought the buyer.

The new house replaced a teardown. The former residence sold for $4.75 million in 2017 and was then razed to make way for the new construction, according to town property records.

Planning Board Wants To Put Other Considerations Ahead Of Parking

Sag Harbor Village planning officials are exploring better ways to make decisions when considering redevelopment proposals, rather than looking at the number of parking spaces a project might have. Planning Board Chair Kay Preston Lawson, Village Attorney Denise Schoen and Village Planner Kathryn Eiseman have been discussing better metrics to use in place of weighing the proposed gross floor area of a project versus the availability of parking. “When people are redeveloping properties in the village and wanting to maximize the square footage, we’re running into a couple of issues, the biggest one being the granting of parking variances,” Ms. ... 30 Jun 2020 by Brendan J. Sag Harbor Planning Board Wants Ban On Apartment-To-Office Conversions

To preserve an active Main Street and downtown in the village, the Sag Harbor Village Planning Board is pitching a ban on converting apartments to offices. The board is penning a memo to the Sag Harbor Village Board to urge legislation implementing a ban, and members want the Zoning Board of Appeals to also sign on to the idea. “To be blunt, it’s a travesty. It needs to be stopped,” Planning Board member Larry Perrine said during the board’s June 23 virtual meeting. He said turning residences into offices goes against the conceptual ideology of the village’s planning. “It’s against ... by Brendan J. OReilly

Westhampton Beach Officials Identify Potential Impacts Of Rogers Avenue Development

The impact on traffic and how the project will compare to as-of-right development were the biggest concerns raised during a “scoping session” about a proposed condominium project in Westhampton Beach. The Westhampton Beach Village Board and Planning Board held a joint work session on Thursday, June 25, to identify what should be included in a environmental impact statement regarding Rogers Associates LLC’s application for a 52-unit multifamily residential development on 9.4 acres on the north side of Rogers Avenue. ‘Zoom Effect’ Bolsters Hamptons Home Contract Signings In May

As residential real estate contract signings plummeted year-over-year in May in New York City and on the North Fork and the rest of Long Island, the number of home sales that entered into contract in the Hamptons held steady. Contract signings remaining flat, year to year, wouldn’t normally be cause for celebration for the South Fork real estate market, especially after a weak 2019. However, under the current conditions, the May 2020 results were phenomenal news for the industry locally. Industry professionals identified a couple of reasons why the Hamptons bucked the trend: There was a scarcity of rentals following ... by Brendan J. OReilly
