Not All Quiet On The Western Front

Every so often there is a flurry of activity in the western part of the Town of Southampton to remind us that not everyone with millions to spend wants to live on the east side of the Shinnecock Canal. The latest reminder has been a burst of transactions during the last three weeks.

Leading the charge was 29 Fiske Avenue in Westhampton Beach, which was purchased by John and Lauren Keough for $4,850,000. The 4,000-square-foot residence has 6 bedrooms, 4 full bathrooms, and 2 half-bathrooms and sits on 2 acres. The property boats 245 feet of bayfront, and the master suite on the second floor has its own private balcony overlooking the bay. For the car enthusiast, there are two separate garages: one triple car and a “showroom style” six-car garage. The south side of the house has a beautifully manicured lawn and a tennis court.

Down the road in Quogue, 28 Shinnecock Road was sold to a limited liability company for $4,500,000. The 5,000-square-foot, 3-story manse on 1.21 acres has 5 bedrooms and 4.5 baths. The converted “windmill” home features a magnificent entry foyer, living room with fireplace, a formal dining room, a totally renovated country kitchen with cozy sitting area, a stone fireplace, a dining area, a solarium “breakfast” room and an office on the upper level. The master suite opens to a porch deck overlooking the beautifully manicured lawn, perennial gardens and a water view. In addition, there is a large carriage house-style barn with a hobby work area, game/entertainment room, and a 2-car garage.

Back in Westhampton Beach, another LLC has purchased 24 Stacy Drive, forking over $4,200,000. The 7,200-square-foot home on 1.5 acres features 7 bedrooms and 7.5 baths. There are water views from every window, and the grounds include an in-ground swimming pool, tennis court, waterfront decks, and 150 feet of bulkheaded docking for a deep-water boat.

Staying in the Village of Westhampton Beach a little longer, 59 Exchange Place has sold for an even $4 million. Expect a construction crew to show up soon because this is a 0.8-acre vacant lot right close to the ocean and the Westhampton Country Club.

Next door is the Village of West Hampton Dunes, and that is where 733 Dune Road has sold, for $3 million. The 3,300-square-foot residence has three levels of oceanfront living. The lower level has two guest suites, a powder room, and a living area leading to the oceanfront pool and sandy beach. The main level offers a living room with fireplace, kitchen and dining area, and a guest suite. And there is a balcony off the third-floor master suite.
