A Noyac house that had been on the market for only one month sold for more than its listing price of $13 million after numerous bids in July.
It was one of the most expensive sales in the Noyac area, according to Alan Schnurman, a former trial attorney and the real estate broker for Saunders & Associates who brokered the sale, which ultimately came in at a cool $13.15 million.
Tucked at the edge of the Peconic Bay, the 6,000-square-foot house has sweeping views that the home’s features. from windows to furniture to electrical outlets, were designed to complement.
“You walk in and you feel like you’re on an ocean liner,” Mr. Schnurman said on the phone last week. “It’s all glass, the views are spectacular, you’re watching paddleboarders go by. It’s stunning.”
Described as a sleek contemporary that maximizes natural light, the seven-bedroom, eight-bath house was designed by Roger Ferris and Partners of Westport, Connecticut. It has geothermal heating and cooling and 175 feet of bulkheaded waterfront.
Made in Europe, “the furniture was like a modern contemporary motif of the home,” the broker said. “Very contemporary, very open, friendly, everything was geared toward the vistas.”
Mr. Schnurman declined to name the buyer or seller of the house at 17 Noyac Bay Avenue, other than to say that the buyer is “a successful manufacturer.” The Long Island Real Estate Report lists a purchase, in November 2009, at that address by Massimo Tassan-Solet from 39 West 76 Street LLC for $3.85 million.
“This home is absolutely spectacular and so unique to Noyac,” Mr. Schnurman said in a press release. “It’s no wonder that this is one of the highest achieved sales in Noyac Bay to date.”
