The Southampton Town Planning Board is now reviewing a request to slightly alter previously approved plans for the 24-lot Oakland Farms subdivision on Quiogue.
According to Dennis Finnerty, the Planning Board chairman, applicant Bruce Anderson is seeking to convert a proposed through-street, one that would connect Adams and Peters lanes, into a cul-de-sac. Eleven of the homes will be located on the cul-de-sac, which will open onto Adams Lane. The remaining homes will be constructed on Adams Lane.
Earlier this month, board members reviewed a traffic study provided by the applicant stating that there would be no negative impact on the surrounding area if the change is approved.
“The Planning Board required a traffic assessment,” said Town Planning Director David Wilcox during a recent phone interview. “The report basically said there are no traffic or safety implications that could be caused.”
Mr. Finnerty said the applicant must now submit a revised map for board approval, though he does not foresee any problems with it being validated. He added that construction has already started on another section of the subdivision, but that work will not be affected by the requested change.
Mr. Anderson did not return calls seeking comment and his attorney, Richard Haefeli of Westhampton Beach, declined to comment on the requested change.
The project was approved in October 2008 and originally called for the construction of 33 houses on 49 acres located just north of South Country Road and to the west of Peters Lane, south of Gabreski Airport. In July 2011, Southampton Town agreed to purchase 7.3 acres of the property for $1.1 million so they could be preserved. The land was purchased in conjunction with two other sales in which the town bought land in Hampton Bays and North Sea. As a result of the Quiogue purchase, the number of single-family homes to be built on remaining land was reduced from 33 to 24.
“I have heard no complaints about the new proposal,” Mr. Finnerty said. “It is the type of plan the residents have been advocating for all along.”
