A Montauk estate spanning 35 acres with 485 feet of private beachfront has sold for $18.5 million with a last asking price of $22.5 million. The property had been listed multiple times since 2015 at various prices as high as $55 million.

The oceanfront home high on the Montauk bluffs is 6,000 square feet with four bedrooms and five bathrooms, and according to the Compass listing, it was recently “newly refreshed and revived.” The listing states the home was “previously inspired” by a Chinese tea house and designed by architect Frank Hollenbeck,

“The floor-to-ceiling windows provide light-filled rooms and breathtaking ocean views,” the listing states. “The upper level includes an oversized south-facing deck with multiple lounging spaces, an outdoor dining area, panoramic Atlantic Ocean views and unequaled sunrises and sunsets. Sliding glass doors open to a formal dining room and living room, both with fireplaces, perfect for entertaining. The open-concept kitchen with breakfast area leads to a custom-built wooden staircase flowing down to the ground level.”

The listing says the topography offers opportunities for additional subterranean levels or a major redevelopment. The property includes a freshwater pond and private ocean access.

Compass agent Chris Coleman had the listing.

“Our team was really happy to get this sale done,” Coleman said. “The property has been on and off the market for years, and we were happy to see it trade hands to a great family. It really is a unique location away from everything. A really special spot.”

The deal closed on December 21, 2023, according to Suffolk Vision Inc, which reported the seller was Case REO Inc. and the new owners are 42 OMH LLC and 8700 West Third Street Property Inc.
