Presidential Jitters Didn't Interfere With These Real Estate Sales Of The Week

Predictions that a combination of presidential campaign jitters and summer receding into the past would stifle the purchasing of properties in the Hamptons were not supported by a bevy of buys reported this past week, with one purchase price approaching $20 million.

A limited liability company, which coughed up $19,525,000, is the new owner of 313 Dune Road in Bridgehampton. The renovated modern home is set on 1.5 acres high on the dune and enjoys 225 feet of oceanfront, with a bonus being views of Mecox Bay, too. The two-story dwelling houses 4,250 square feet with six bedrooms and six baths. Among the special exterior features are a heated pool, tennis court, and hot tub and spa. Inside can be found a Bulthaup kitchen, bayside media room, oceanside library, and sliding doors open to the oceanside deck. In case you’re keeping track, this is the second week in a row that a Bridgehampton oceanfront property has sold for $19.5 million.

Not that Amagansett isn’t trying to keep up. Two transactions that recently closed total just over $13.5 million. The first one of note is 8 Mitchell Dunes Lane, purchased by Carol and Joseph Apuzzo. Finding a place to powder one’s nose in this oceanfront manse is not a problem, because there are seven bathrooms to go with the four bedrooms. Of the 2 acres, 200 feet are oceanfront. Amenities include a master suite with a Jacuzzi adjacent to the double-sided fireplace, a 12-person steam room to relax with particularly good friends, and three levels of custom decking. There is a total of 5,500 square feet of living space.

The other Amagansett residence is not quite as large at 4,200 square feet and there are “only” 6.5 bathrooms (but seven bedrooms), but the home on Indian Wells Highway has the distinction of being a gut renovation and expansion of a ’Gansett compound circa 1896. The new owner, Lighthouse Beach LLC, paid $5.1 million for the house and the half an acre it sits on. There is a chef’s kitchen with a fireplace and other cool features, but what will make visitors welcome is a guest cottage and what the seller described as a “beachy vibe.”

In the By-the-Way Department: There was another handsome Bridgehampton purchase, this one of commercial property. National Retail Properties LP, an Orlando-based firm, bought 2099 Montauk Highway for a shade over $4 million. That building houses the Sleepy’s store across from Bridgehampton Commons.
