An oceanfront residence in Quogue sold at the end of last year for $22.5 million, a record-setting number that was also above the asking price.

Robert Canberg, an associate broker with Compass, made the sale. He said it is the highest price a Hamptons home west of the Shinnecock Canal has ever achieved.

At 124 Dune Road, the shy 3-acre property is host to a newly renovated nearly 11,000-square-foot gambrel built in 1996 with nine bedrooms, nine full bathrooms and two partial baths.

“This property offers the ultimate summer lifestyle in the Hamptons,” Mr. Canberg said.

Among the amenities are a tennis court, a heated, elevated gunite pool, a pool house that overlooks the beach, manicured grounds and a detached three-car garage.

The property hit the market in September 2020. Mr. Canberg said a bidding war followed. That drove the final sales price $1.5 million higher than the list price.

“It is extremely special because this area has not seen any sales anywhere near or even close to this number,” Mr. Canberg said, adding that a goal for his team in 2021 is to continue the momentum to drive sale prices upward “where they belong!”

In 2006, when the residence at 124 Dune Road was newly built, it sold for $10.35 million. Then in 2018, it sold for $14.6 million

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
