All roads, including County Road 39, point to turnkey condo living, with the advent of Southampton Pointe by Fairfield Properties, located just off the highway, a stone’s throw from the Southampton Golf Range, on Tuckahoe Lane.

“Condo buying is really on the rise in the Hamptons, which is exactly in line with our third-quarter report findings,” said Mary Slattery of Corcoran Group Real Estate, the broker for the new condominiums. “At Southampton Pointe, we’re seeing full-time Hamptons residents, as well as weekend, seasonal buyers.”

The success of the Watchcase in Sag Harbor, the Residences at Gurney’s in Montauk, and Bishop’s Pond, which is just south of Southampton Pointe, all lend credence to the trend in maintenance-free Hamptons living. Rather than worrying about picking up leaves in the fall, or the pipes freezing when down South for the winter, condo ownership offers peace of mind with no upkeep hassles.

Ms. Slattery was briskly showing the four finished model condos to interested parties on a chilly November morning. She was getting used to “oohs” and “aahs” from prospective buyers.

“Everyone who has shown interest in Southampton Pointe is wooed not only by the finishes and amenities but also the fact that they can quickly move in: The first trades are scheduled for January, but all buyers can expect to be in a new condo by Memorial Day weekend,” she said.

Southampton Pointe has 50 units, including 15 affordable housing units that were required under a planned development district approved by the Southampton Town Board.

The four models that are staged and ready for viewing are The Atlantic, The Bridgehampton and The Cooper, three-bedroom, two-bath units; and the Dune, which is two bedrooms plus den and 2.5 baths. These market-price units range from $995,000 to $1.25 million.

The Farrington, with two bedrooms and two bathrooms, and the Georgica, with two bedrooms and 1.5 bathrooms, currently are not staged. They will be offered at market price, between $795,000 and $895,000.

Gary Broxmeyer and Michael Broxmeyer, the owners of Fairfield Properties, stated in an email that their desire was to build condominiums with the highest level of finishes in the marketplace. While they are based in Melville, both have vacation homes in the Hamptons.

Stepping through The Bridgehampton, one can’t help but admire the finishes and the overall impressive home-like feel. Seamlessly designed into the space are wider doorways and ramps, making it easy to get around the unit with a wheelchair.

“They thought ahead and with families in mind,” Ms. Slattery said. “It’s not a 55-and-over community, but it’s forward thinking.”

The high-end finishes all come standard, and are already reflected in the asking prices. Buyers do have the option to purchase the model units fully furnished.

Buyers can customize finishes, and the open floor plans afford many possibilities, with high ceilings accented by ceiling fans. Bedrooms can easily be used as dens, and custom closets can hold vast wardrobes as well as large libraries. Ceramic floors are handsome and durable.

The kitchens include top-of-the-line appliances such as Sub Zero, Bosch and Wolf, and large granite countertops.

Common areas include a community clubhouse with fitness center, full catering kitchen and great room, and a heated gunite pool and cabana. Garages for parking can be purchased separately.

Ms. Slattery noted that regardless of whether the owners are seasonal, weekend or year-round residents, the units cannot be rented out. “Owners must use it,” she said. “It stabilizes the community—you know your neighbors.”

The 15 affordable housing units required under the PDD terms will be distributed via a housing lottery.

“The idea is that these units will be occupied by residents who have a job in Southampton Town that benefits the community,” Ms. Slattery explained.

The Southampton Housing Authority will set pricing for those units at a later date.
