In the first half of 2022, the top 10 Hamptons home sales ranged in price from $21 million to four times that amount.

Some of the deals came from off-market, “whisper” listings, so details are not readily available. At the same time, many buyers and sellers use limited liability companies to conceal their identities.

The Real Estate Report Inc. provided this ranking, which is based on the prices recorded with Suffolk County for single parcels.

153 Lily Pond Lane, East Hampton
$84.5 million

The biggest Hamptons sale of 2022 to date happened in the first week. Amid a selloff of many of his assets, including a yacht and artwork, Revlon Chairman Ronald Perelman sold the 11,425-square-foot oceanfront residence on coveted Lily Pond Lane to an unnamed buyer. Perelman had listed it with Harald Grant of Sotheby’s International Realty last September for $115 million. The 9.25-acre property includes 385 feet of ocean frontage.

7 Fairfield Pond Lane, Sagaponack
$50 million

Sited on property with 300 feet of ocean frontage, this 10,000-square-foot contemporary by Bates Masi + Architects sold in an off-market deal on January 20, changing hands between two LLCs. It has nine bedrooms, 10 bathrooms and a rooftop deck with a jacuzzi, kitchen and fireplace, plus all of the architecture firm’s signature touches: long rectangular forms, horizontal slats, simple clean lines, walls of glass and natural textures. “Passersby see directly through the house to the sky and landscape beyond,” according to the Bates Masi website. “With the sliding doors open and recessed into the adjacent walls, interior spaces are transformed from formal rooms to open pavilions, merging seamlessly with the site.” Bespoke represented both the buyer and the seller.

11 Beach Plum Court, Amagansett
$42 million

Hedge funder Adam Levinson sold this residence by Manhattan architecture firm Christoff : Finio on April 28 in an apparently off-market deal. There was no listing available, though The Wall Street Journal reported that the modern black-cedar residence is 10,000 square feet with seven bedrooms and an installation by artist Jenny Holzer that includes scrolling text on LEDs that “wrap around exterior walls.” In 2020, the Suffolk County Water Authority identified 11 Beach Plum Court as the biggest water user of the year in East Hampton Town.

10 Tyson Lane, Amagansett
$37.13 million

Sold in an off-market deal in March, this property is just one of the Tyson Lane real estate holdings that former fashion designer Helmet Lang has sold off. Another, 8 Tyson Lane, is further down the list, and in 2020, Lang sold 6 Tyson Lane, an undeveloped inland lot, for $9 million.

35 Potato Lane, Sagaponack
$34.5 million

This oceanfront estate with an additional, undeveloped inland parcel sold for a total of $46.5 million in May. Combined, 35 Potato Lane, with 250 feet of shoreline, and 543 Daniels Lane are 3.8 acres. The modern residence was built as two detached structures but has since been joined by a breezeway. There are seven bedrooms, five full bathrooms and one half-bath spread across 5,200 square feet of living space. “A third-level sunroom, roof deck and multiple oceanside decks provide some of the most stunning views one might imagine,” according to the Compass listing. The property also includes an oceanside gunite pool and an indoor endless lap pool. Additionally, there is a garage and a porte-cochère. Christopher Covert and Chris Coleman of Compass had the listing. Chicken Coop LLC sold to 35 Spud LLC

325 Bluff Road, Amagansett
$32 million

On 2.6 acres surrounded by 100 acres of preserve, this 6,840-square-foot oceanfront home has five bedrooms and six and a half bathrooms, a spacious living room with a fireplace, a formal dining room, a den and an office, according to a Douglas Elliman brochure. The primary suite on the second floor shares a balcony with the office. A recreation room is found on the lower level. A gunite pool, stone patio and two-car garage round out this property, sold in March. Martha Gunderson and Paul Brennan had the listing. The seller was the Gilbert Family Trust and the new owner is Bluff Road Associates LLC.

26 Actors Colony Road, North Haven
$29.04 million

Former “Today” co-anchor Matt Lauer sold Strongheart Manor and two guest houses in April for $40.9 million, three years after seeking nearly $45 million for the waterfront compound. The 12,000-square-foot main house was built in 1902 for silent movie and stage actor Robert Edeson. It was the reputation of his parties that gave the street its name: Actors Colony Road. Having been through a number of expansions and renovations, Strongheart Manor includes 12 bedrooms, seven bathrooms, several living room and study areas, a full wrap-around porch, and a stone patio with an outdoor fireplace. It was most recently renovated and restored by Southampton builder Bulgin & Associates. There’s also a pool house and a basketball court near the gunite pool. The gated compound is 6.3 acres with views of Peconic Bay and Mashomack Preserve, with 300 feet of bay frontage, a 240-foot deep-water dock, and a private pond with a bridge and teahouse. Corcoran’s Susan Breitenbach had the listing. Lauer had purchased Strongheart Manor from actor Richard Gere back in 2016. According to town property records, the combined price then for the three parcels was $33.75 million.

$23 million

This 9,400-square-foot modern by BMA Architects and Sagaponack Builders is sited on 13.3 acres. Designed for seamlessness between indoor and outdoor living and entertaining spaces, the first level features a covered outdoor lounge with fireplace, an outdoor kitchen and an infinity pool and spa. Upstairs, walls of glass extend across the south side of the home and offer “breathtaking” views from the master bedroom suite and three guest suites, the listing states. Terraces on the first and second levels face Mecox Bay, with views to the ocean. The lower level has recreation spaces and two bedroom suites. It sold in March. The original asking price was $30 million, later reduced to $24.95 million. Terry Cohen had the listing. The seller was Chris Mead and the new owner is Cricket82 LLC

$21 million

Build in 2015 on 1.9 acres, this 11,600-square-foot, eight-bedroom gambrel traditional with interiors designed by Tony Ingrao sits on approximately 2 acres in the village. The main level has a beautiful foyer flowing into the living room complete with an entertaining bar area separated by a marble floor-to-ceiling double-sided fireplace. A formal dining room seats 18. The professional chef’s kitchen opens up into a large dining and entertainment room with wall-to-wall glass. Under a covered patio is a state-of-the-art outdoor kitchen, dining space and sitting area with views of the 20-foot-by-60-foot pool and north-south tennis court. Also among the amenities are an outdoor shower. The upper level has six en-suite bedrooms including four with decks. The master boasts another double-sided marble fireplace, dual showers and closets and a private deck. Off the master is a modern office. The lower level includes an en-suite bedroom, a game room, a wine room, a movie theater, a gym and a play area that walks out to a sunken courtyard garden. Radiant heat flooring is throughout all of the bathrooms along with the kitchen and the garage. It was listed with Lori Schiaffino of Compass. Cindy Shea of Sotheby’s brought the buyer. The seller was Hither Lane LLC and the new owner is Cosmic Hamptons LLC. The deal closed in February.
