The Top Five Hamptons Real Estate Sales Of 2021, West Of The Shinnecock Canal

Looking at the top five home sales of 2021 in the Town of Southampton, west of the Shinnecock Canal, they are rivaling the price points of destinations further east.

With nearly the same bay and ocean views, the biggest difference between west and east is a fabricated notion of status — and, judging by the nearly $20 million price tags, it looks like buyers are starting to catch on, especially against the backdrop of a tight market and limited properties east of the canal.

Courtesy of The Real Estate Report Inc., the five highest-ranked sales have still moved at a fraction of the cost of comparable properties on the other side of the dividing line — but they’re clearly gaining ground.

1. 83 Dune Road, East Quogue
$18.75 million

With extraordinary panoramic ocean-to-bay views, 167 feet of Atlantic frontage, a 7,000-square-foot estate with 10 bedrooms, 12½ baths and a guest cottage, it’s no wonder that the estate at 83 Dune Road in East Quogue has topped the list of 2021 sales west of the canal.

On August 31, the beachfront property listed with The Corcoran Group closed for $18.75 million with Compass bringing the buyer, named as Atlantic Oceanview LLC.

The previous owner was business manager William Zysblat — known for handling the finances of entertainers like the Rolling Stones and David Bowie — who bought the estate for $6.2 million in 2007. He and his wife, Meredith, gut renovated the main house and added the guest cottage and pool house, according to The Wall Street Journal, a process that reportedly took four years.

Sitting 18 feet above sea level, the traditional shingle-style home, designed by Stuart Disston, features high-end details throughout, according to the listing, including Venetian plaster walls, English chandeliers, and Calacatta marble countertops.

2. 244 Dune Road, Quogue
$18.5 million

This contemporary oceanfront home on Dune Road in Quogue sold on July 22 for a respectable $18.5 million, taking a $1.3 million cut from its last asking price, according to Douglas Elliman Real Estate.

The 13,200-square-foot residence built in 1998 at 244 Dune Road has walls of windows, multiple fireplaces and skylights, curvilinear architecture, eight en-suite bedrooms, and 16 bathrooms in total. The ocean-facing great room with a bar has a barrel-vaulted ceiling, and the house also boasts a gym, theater, billiard room and an elevator. The home is outfitted with smart controls and a security system. The 1.6-acre property also includes a pool house, gunite pool and spa, and both ocean- and bay-facing decks.

Associate broker Enzo Morabito had the listing, which hit the market on April 14 and quickly went into contract, Elliman reported. The property was previously listed by a different broker back in summer 2020 for $22 million with no takers.

3. 90 Dune Road, Quogue
$12.53 million

A newly constructed modern residence on the oceanfront in Quogue Village, listed with Bespoke Real Estate, sold for $12.53 million on June 22 after seeking $13.98 million. The buyers were Kathleen Campbell and Peter Doyle.

“In the last two to three years, we’ve seen a real surge in interest in the Quogue area,” said Sam Kelly, a senior portfolio manager at Bespoke. “It’s exciting to note the sudden intrigue in apex properties within what was once the Hamptons’ best kept secret. The 90 Dune Road property is just one example of Quogue Village’s immeasurable appeal and charm.”

Austin Patterson Disston Architects of Quogue and builder Rocco J. Lettieri of Westhampton Beach collaborated on the project — a six-bedroom, seven-bath, 5,141-square-foot home with glass walls all around, featuring custom milled wood and stone accent walls with top-of-the-line finishes, fixtures and appliances across three stories, according to the listing.

Sitting on 2 acres with nearly 200 feet of shoreline, the three-level home excels in its outdoor entertaining space. An oceanside Ipe deck has a north-south-oriented heated gunite pool and space. A wrap-around deck is on the canal side to take in the sunset. A covered patio at ground level has a spa/plunge pool, a 12-person dining area and outdoor seating. Also among the amenities are a putting green, a two-car garage and a private boardwalk to the ocean beach.

4. 25 Shinnecock Road, Quogue
$10.896 million

This historic estate, which includes a Southern-style main house with high ceilings, five bedrooms and three and a half baths, sold on May 6 for nearly $10.9 million — taking a $3 million price cut.

An L-shaped screened-in porch extends the first-floor living areas, among them a grand foyer, living room, formal dining room, den/library — all with fireplaces — and a chef’s kitchen with light-washed custom oak cabinets, a butler’s pantry and granite countertops.

The center hall staircase leads to the second level with a grand landing, and the master suite with a sitting room equal in size to the bedroom, both with fireplaces, a master bath and plenty of closet space. Rounding out the floor are two additional bedrooms and a shared bath.

The third floor has a family room, a den/office or sixth bedroom, two additional bedrooms and a bathroom. A gym is in the basement. The guest house features four bedrooms, three and a half bathrooms, a living room with a fireplace, a kitchen and a dining room. A caretaker’s cottage has two bedrooms, one bathroom, an eat-in kitchen and a living area.

A heated gunite pool and pool house with a bath, kitchenette and open bar are surrounded by high hedges. A two-plus-car heated garage has an attached potting shed.

Gayle Osman Lopata, John P. Vitello and Lauren A. Battista of Brown Harris Stevens had the listing. Both the seller’s and buyer’s identities were shielded by limited liability companies.

5. 132 Dune Road, Westhampton Beach
$9.7 million

After less than 60 days on the market, this bayfront home with a pool, dock and tennis court sold and closed on February 12 with a last asking price of $10.95 million.

Between the bridges to the mainland, the contemporary is set on a 1.1-acre double-wide lot. Built in 2002, it has seven bedrooms, eight bathrooms, a media room, and a large kitchen outfitted with Viking and Sub-Zero appliances. An elevator connects the two-car garage to the kitchen. The property also comes with deeded ocean access directly across the street.

Judith Pace sold to Gary and Josephine Flood, and Jean-Marc Zarka had the listing for Douglas Elliman.
