Top Five Hamptons Home Sales West Of The Canal, First Half 2022

West of the Shinnecock Canal, the top five home sales of the first half of the year come down to “front.”

That’s oceanfront, bayfront and canalfront.

The five residences each have enviable locations and expansive water views. Four out of five are in the Village of Quogue, while the Village of Westhampton Beach is represented in No. 2.

The Real Estate Report Inc. prepared this ranking, based on the price paid for single parcels.

232 Dune Road, Quogue
$17.55 million
 

This 1.32-acre gated oceanfront estate with 123 feet of shoreline is a new build. The Archi Award-winning contemporary elevated high above the dune capitalizes on views of both the Atlantic Ocean and Shinnecock Bay, the Bespoke listing states. With 8,300 square feet of interior living space, and abundant terrace space and a roof deck, there is plenty of room to spread out.

The residence by architect and builder G2 Design + Development has seven bedrooms, seven full bathrooms and two half-baths. A glass elevator in a first floor glass atrium leads up to the main living space, with an open-concept kitchen and great room with walls of glass, a 100-inch gas fireplace and wide plank oak flooring. Sliding floor-to-ceiling glass doors lead to an ipe deck and a custom heated saltwater infinity-edge pool and spa 18 feet above ground level. An outdoor kitchen and dining area is fully equipped.

The master suite with a gas fireplace and private deck has a sitting room and a spa-like bathroom with dual vanities, a steam shower, a water closet, a whirlpool bathtub and radiant heat flooring. Rounding out the second floor are two bedrooms with full bathrooms, a wine cellar and powder room.

The rooftop deck is 1,332 square feet with a second outdoor kitchen.

The first floor has four en-suite bedrooms, an office, a gym, a theater room and a powder room.

The residence has an attached three-car garage, and the property also comes with a north-south tennis court, a garden and a private dune path to the beach.

The asking price was $20.5 million, and the deal closed on April 28. The new owners are Nancy and Gregory Brown.

The land was vacant when it was last sold in 2019 for $4.25 million. It previously changed hands in 2013 for $4.8 million.

$11 million
 

On just shy of an acre, this beach house with glass details, stonework and extensive decking has seven bedrooms and five and half bathrooms.

A large circular fireplace is at the center of a massive living room designed for entertaining. A chef’s kitchen has granite countertops and an 8-by-10-foot island, two refrigerators and a dual oven. The kitchen flows into a spacious dining room, and also among the interior spaces is an oceanview exercise room.

The house was rebuilt after the original structure burned down in 1984, pointed out Mary Binder, the associate broker with Daniel Gale Sotheby’s International Realty who represented the property along with Dianne Klink. “Every single room, except for two rooms in the house, are ocean view,” Binder said.

A tennis court is on the bayside, and an 18-by-45-foot-pool and a 12-person hot tub are on the oceanside.

The sellers were the Lanza family, and the new owner is a limited liability company.

The asking price was $11.9 million. The deal closed on April 1.

$10.95 million
 

This 3.1-acre property has 260 feet of bayfront, a deepwater dock, a bayside heated Gunite infinity pool with spa, and a single-car garage. Built in 2010, the traditional residence boasts panoramic sunset views over Penniman Creek with plenty of balconies to enjoy the stunning vista, according to the listing. It includes a great room with a gas fireplace, a spacious kitchen and wet bar, eight bedrooms, an elevator and a marble bath.

The asking price when it was listed last September was $11.75 million. Enzo Morabito of Douglas Elliman had the listing.

The sale closed on March 17. The sellers were Beltina and Brian Finn, and the new owner is Dune DJCJ 2 LLC.

4 Seascape Lane, Quogue
$9.75 million
 

In 2021, a 5.8-acre estate designed by Norman Jaffe, fronting Quantuck Bay and encompassing 2 and 4 Seascape Lane hit the market for $18 million. Ultimately, 2 Seascape Lane sold for $6.5 million and 4 Seascape Lane fetched $9.75 million, for a total of $16.25 million.

Altogether, the estate included 700 feet of bulkheading, a 7,850-square-foot residence built in 1984, a heated 20-foot-by-50-foot pool, a sun deck, a tennis court, a putting green, and a 100-foot pier and a 30-foot floating dock.

The five-bedroom, 5.5-bathroom modernist beach house was designed to maximize natural light, views and the natural elements of the outdoors, according to the Douglas Elliman listing. The view to the southwest captures the bay, the ocean and the sunset. The design also features natural wood, geometric lines and walls of windows.

Once again, Morabito has the listing — which was previously on the market with a different brokerage for $18.75 million.

$7.8 million
 

This canal-front property with deeded ocean access and a deep-water boat dock hosts a 3,500-square-foot, five-bedroom, four-bathroom contemporary with expansive views of Quogue Canal, according to the listing.

Designed for indoor-outdoor lifestyle, the residence offers seamless access to the heated Gunite saltwater swimming pool, saltwater spa, dock, pergola, outdoor bar, fire pit and putting green.

Sliding glass doors and an open floor plan provide abundant natural light in the interior spaces. Upstairs, the master suite has a fireplace, walk-in closet, wet bar, balcony and spa-like bathroom with steam shower and tub. The chef’s kitchen with stainless steel appliances leads to a spacious screened-in porch that overlooks the bay.

Martin Stachnik of Hampton Properties in Westhampton Beach had the exclusive listing.

“Quogue is a unique animal,” Stachnik said. “… It’s just a special place, and there are so many people that want to buy in Quogue for many reasons.”

The closer proximity to Manhattan, compared with villages to the east, and the beaches are two of those reasons.

According to Southampton Town property records, 25 Dune Road last changed hands in 2012 for $5 million. It was listed for $9.25 million in 2021 with no takers. By the end of the year, the ask had been reduced to $8.6 million.

The sellers were Josephine and Gary Flood and the new owners are Oskana and Leonid Chernobelsky, according to The Real Estate Report Inc. The deal closed on March 9.
