Not only does the portion of the Hamptons west of the Shinnecock Canal offer the same exact ocean and a shorter trip from Manhattan, luxury buyers can also find more bang for their buck. The appeal of the western portion of Southampton Town was proven out in 2020 as the area saw real estate records broken and stunning homes snatched up quickly.

Each residence that cracked the top five home sales west of the canal in 2020 — according to The Real Estate Report Inc. — is located on Dune Road, the thin strip of land separating the Atlantic Ocean from western Shinnecock Bay and Moriches Bay. The appeal of waterfront and nearly 360-degree water views is undeniable.


124 Dune Road, Quogue


This oceanfront residence sold for more than its asking price and set a new record for Hamptons home sales west of the Shinnecock Canal.

The shy 3-acre property is host to a newly renovated nearly 11,000-square-foot gambrel with nine bedrooms, nine full bathrooms and two partial baths. Among the amenities are a tennis court, a heated, elevated gunite pool, a pool house that overlooks the beach, manicured grounds and a detached three-car garage.

Robert Canberg, an associate broker with Compass, made the sale. The property hit the market in September 2020. Mr. Canberg said a bidding war followed. That drove the final sales price $1.5 million higher than the list price.


216 Dune Road, Quogue


This 9,000-square-foot oceanfront residence sold in May 2020 is dubbed “the Sandcastle at Quogue.”

With an open floor plan and imported exotic marble and stone, the residence boasts seven fireplaces. Also among the amenities are an infinity-edge pool, a four-car garage, an indoor golf simulator and an endless lap pool. There are two kitchens, five bedrooms and 7.5 bathrooms. The builder, Mijack Homebuilders, describes the home as “rustic European.”

The 1.7-acre property was last asking $17.3 million. Jeremy Ryan had the listing for Corcoran.


168 Dune Road, Quogue


Not to be confused with “the Sandcastle at Quogue,” 168 Dune Road is named “Sand Castle.” The residence, built in 2010, has nine bedrooms and 11 bathrooms, and features a gourmet chef’s kitchen, a master suite with his-and-hers baths and closets, a gym with bath, and many ocean-facing balconies. The house comes with a two-car garage, an outdoor kitchen, a heated gunite pool with a retractable cover, and an all-weather tennis court.

“Sand Castle” sold on April 15 in two pieces: the site of the residence, 168 Dune Road, for $14.5 million, and a vacant parcel on the bay side of the street, 159 Dune Road, for $2 million. The combined 3.25-acre estate was first put on the market in 2018 for $19.9 million. Chris Foglia of Daniel Gale Sotheby’s International Realty had the listing.


59 Dune Road, East Quogue


This gated compound with 113 feet of ocean frontage was built in 2007 on nearly 3 acres.

The 9,622-square-foot residence has eight bedrooms and 9.5 bathrooms. The compound offers a 20-foot-by-32-foot saltwater gunite pool and spa, a bocce court, a fire pit, two outdoor fireplaces, landscape lighting, an outdoor speaker system, and an outdoor kitchen with a stone pizza oven. A mosquito control system is installed through the sprinkler system. The house itself has an elevator, travertine tile radiant heat flooring, an integrated audio-visual system, central vacuum, new central air conditioning in nine zones, a security system, and 450-amp electric service.

Back indoors, welcome company in the two-story foyer with a grand staircase and enjoy ocean views through the expansive windows. The formal living level has a great room with a gas fireplace, a dining room, a chef’s eat-in kitchen and an additional eating area. The master suite in its own wing has a sitting room, a private outdoor space, a sun-filled bedroom with a gas fireplace, an en-suite spa bath, laundry and a gym. The lower level has a living room with wet bar plus a cabana kitchen, both of which lead outdoors to the pool and terrace. The compound also boasts a theater, a wine cellar, a three-car garage, and a motor court.

This newly constructed postmodern home by builder George Vickers is on a sixth of an acre on the bay side of Dune Road between the bridges. The residence is 6,500 square feet with seven bedrooms, seven full bathrooms and two half-baths. The first floor is where the spacious living room with a gas fireplace can be found, plus a media room, a dining room, and a junior master. A gourmet chef’s kitchen rounds out the first floor with stone countertops, Wolf appliances, double ovens, two dishwashers, a Sub-Zero refrigerator and freezer, and a butler’s pantry. Wall-to-wall glass sliders capture water views and allow access to the rear balcony with an outdoor kitchen, dining areas and a gas fireplace. The second floor has five en-suite bedrooms, four of which offer bay views, an oceanview guest suite and a master suite with a walk-in closet and wet bar, a sitting room and a luxurious bathroom with ocean views and a steam shower. The upper-level balcony runs the entire length of the home.

Among the amenities are radiant heat in all of the bathrooms, Crestron smart technology, an indoor-outdoor sound system and automated shades. Outdoors, enjoy landscaped grounds, a gunite pool, a granite patio, a hot tub, a boat dock, deeded ocean access, an outdoor shower, dining and entertaining area, and outdoor fireplaces.

The deal closed on August 4. Tim Morabito, Nicole Weiss and Colleen Graning had the listing for Compass.
