A new modern farmhouse in Sagaponack by Hamptons Development Group has sold for more than $20 million, making it one of the biggest Hamptons transactions so far this year.
On 1.8 acres at 342 Town Line Road, the 10-bedroom main house is 11,000 square feet inclusive of the aboveground portion and the 4,000-square-foot lower level. A pool house structure includes a bar on one side and a bathroom and outdoor shower on the other, connected by a trellis.
Frank and Dawn Bodenchak of the Sotheby’s International Realty Bridgehampton office had the listing. Frank Bodenchak remarked, “342 Town Line was a very special property, close to the ocean, and with an attractive balance of Sagaponack traditional influences in a modern 2024 home. The home was sold at a favorable precompletion price of $20,500,000.”
The property is half a mile to the ocean, between Daniels and Hedges lanes, across from 30 acres of fields, in a Sagaponack estate section known for open fields, according to the Sotheby’s listing. It is a flag lot, with a 450-foot private drive, setting the house three back from the street.
Amenities and notable features include a 65-foot pool, a north-south tennis court, multiple terraces and a formal courtyard,
The main floor has an open layout, a great room with 15-foot ceilings, a modern window tower, and a kitchen that spans from the front of the house to the back.
Six en suite bedrooms are found on the top two floors, including first- and second-floor primary suites, and four more en suite bedrooms are located on the lower level in addition to a recreation room, a theater and a gym with sauna and steam shower.
The deal closed on February 12, according to Suffolk Vision Inc. The new owner is Town Line JAM LLC.
The property had been vacant when it sold in 2021 for $6.9 million.
