A contemporary residence in Wainscott designed by architects Al De Vido and Maziar Behrooz that comes with gardens, rolling meadows, fountains, a pond, an infinity pool with a water fall, tennis and numerous sculptures recently sold for $8.4 million.

At 40 Sayres Path, the south-of-the-highway property is 2.7 acres. The 14,000-square-foot home has nine-plus bedrooms, 10 and a half bathrooms, a state-of-the-art kitchen, a dining area and a library. It has floor-to-ceiling windows, three fireplaces and an elevator plus an indoor wellness center that offers a Jacuzzi, sauna, showers, and manicure and massage room. And that’s not all. It has a movie theater, a wine cellar, a wine tasting room and an indoor-outdoor entertainment area.

The property has two separate driveways to the house, where guests enter into a great room with skylights and museum quality art installation and display options, according to the listing. The three-level home is oriented to maximize light and views and has wood and resin flooring throughout, and 10-foot-by-10-foot glass sliding doors lead to a cantilevered terrace overlooking Frog Pond and the grounds.

The listing says the structures are “modern and exude old-world European and Japanese aesthetics.”

Angela Boyer-Stump and Brenda Powers of Sotheby’s International Realty had the listing.

“40 Sayres Path is an architecturally significant home that we were proud to represent,” Boyer-Stump said. “The grounds and the house had an international flair and a sophistication that set it apart from the cookie cutter Hamptons home.”

The deal closed on July 31, according to Suffolk Vision Inc., which reported that the seller was Michel Berty Trust and the new owner is 40-44 Sayres Path Trust.

France-born Michel Berty, who died in 2018, was the CEO of IT consulting firm Cap Gemini in France and the United States. He was dedicated to a number of charitable causes, including Surgeons of Hope, East End Disability Associates and L’Arche Long Island Community Center. For his service to France, he was named chevalier of the French Legion of Honor and officer of the National Order of Merit.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
