A 3,600-square-foot shingled traditional set on a builder’s acre surrounded by mature privet in Water Mill with views of farmland as well as the ocean and Mecox Bay sold this fall for $7.6 million

A heated gunite pool and spa, an outdoor shower, a basketball half-court, a terraced bluestone patio and a two-car garage come with the four-bedroom home at 31 Mecox Bay Lane.

The entry foyer opens to the living room with a fireplace, with a gray striped marble surround, and a French door to the rear patio. The bright sitting room has windows on three walls. The gourmet kitchen with island seating, a built-in banquette breakfast area and a pantry is outfitted with top-of-the-line appliances, including a Gaggenau cooktop and Miele espresso maker. The formal dining room is complemented by a butler’s pantry wet bar with dual wine refrigerators and drawer dishwashers.

An en suite bedroom and powder bath complete the main level.

Upstairs, the second floor landing has a loft with a balcony for sunset views across the water. The primary bedroom suite has a terrace with farm and water views, and two additional en suite bedrooms, one with a terrace, and a laundry room complete the second level.

The home has Sonos sound and is served by a back-up generator. The lower level can be finished and the home can potentially be expanded, the listing notes.

The deal closed on September 21 for $7.6 million, according to The Real Estate Report Inc., which identified the sellers as Alison and David Cody and the new owner as George Conner.

Associate broker Dana Trotter of Sotheby’s International Realty had the listing.

State Supreme Court Upholds Planning Board’s Denial of Hill Street Subdivision

A State Supreme Court justice has upheld the Southampton Village Planning Board’s denial of a proposed Hill Street subdivision, finding that the Planning Board acted in accordance with the village’s comprehensive plan. The Planning Board voted, 3-1, on June 5 to deny the application of James Zuhusky, a former member of the village’s Zoning Board of Appeals, to subdivide contiguous properties at 550 and 554 Hill Street into three residential lots, one of which would be accessed via Captains Neck Lane and an easement over another property Zuhusky owns. The plan had previously attained ZBA approval, and that approval held ... by Brendan J. O’Reilly
