A waterfront North Haven Village residence overlooking Shelter Island Sound from a 20-foot-high bluff has sold for $11.5 million.

Built in 1965 at 18 North Drive, the shingled one-story home offers 4,000 square feet of living space on just over an acre in the North Haven Shores community, which offers a community bay beach. The property faces northwest and has more than 180 feet of bulkhead plus a deep-water dock.

A covered deck wraps around three sides of the house. The heated gunite pool is new and accompanied by a changing room with a shower.

Inside the house itself, a great room with a fireplace connects to a sunlit room that opens onto the covered deck. The primary suite, with a walk-in closet, directly accessed the rear deck, while a separate guest suite provides comfort and privacy, according to the listing. The kitchen features stone counters, stainless steel appliances, and a Viking range. An adjoining service area connects to the garage and leads to a hallway down which a powder room, an office/work area and a sleeping loft.

A partial basement has laundry and storage facilities and a generator.

Harald Grant and Bruce Grant of Sotheby’s International Realty had the listing, and Michael Brennan of Douglas Elliman represented the buyer.

The deal closed on November 7, 2024, according to Suffolk Vision Inc., which reports that the seller was Compton-Wentworth Trust and the new owner is North Haven Initiatives LLC.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
