More Bang For The Buck West Of The Canal

It continues to be true that buyers get more bang for their buck west of the Shinnecock Canal, as several new owners can attest.

One of them, whose identity is shielded by a limited liability company, has purchased 285 Oneck Lane in Westhampton Beach for $6.5 million. For that he or she now has a 12,000-square-foot manse with 10 bedrooms and 12 baths on 4.52 acres. Enter the private gates and travel down a 350-foot driveway. Upon opening the front doors, one is greeted by the grand foyer lined with imported marble. The estate comprises a main house with seven bedrooms, five of which are en suite, two guest houses, a tennis court and pavilion, a new heated pool, and a hot tub and cabana. There is a deep-water dock on 348 feet of bulk-headed waterfront.

Also in Westhampton Beach, Sadie and Brennan Diaz are the new owners of 7 Bayfield Lane, after paying $5.25 million. The 8,500-square-foot residence—actually, a three-structure compound—on 2.1 acres has 12 bedrooms and 11.5 baths. The custom traditional main house is the heart of the property with an open concept design, and the principal rooms open to terraces and an outdoor kitchen, all well suited for entertaining. The master suite with private balcony boasts views of the gardens. Additional amenities include a lower-level living room/playroom, a gym, an elevator to three levels, and an attached two-car garage. The guest house offers a living room, a full kitchen, one bedroom and one bath, and the carriage house provides additional space for guests with two bedrooms, one bath, a living room, a kitchen, and an additional four-car garage. A heated swimming pool with spa and an all-weather tennis court complete this multi-dwelling estate compound.

Bonnie Coren is the new owner of 17 Pine Tree Lane in Westhampton Beach. This is a 4,500-square-foot dwelling on 1.6 acres with four bedrooms and five baths, and the price paid was $3.9 million. The home has an eat-in kitchen, formal dining room, and large living room for entertaining. The property features an all-weather tennis court, Olympic-size pool, and 268 running feet of bulkheading situated on an open bay.

It is not usual for us to mention a property still on the market—but this one in East Quogue is rather unusual. Douglas Elliman is representing a 15-acre compound for $4.95 million that includes a 2-acre, aquifer-fed private lagoon with its own island. The property is next to two 5-acre lots that would each be available for an additional $900,000. If they are not purchased, the parcels would be considered for preservation by the Town of Southampton Community Preservation Fund. The 4,500-square-foot main house has four bedrooms and 3.5 bathrooms. A separate guesthouse features a kitchen, a great room, two bathrooms, and a second-story bunkhouse that can be used as a sleeping loft. The property includes a tree-lined allée, a heated pool, a tennis court, private trails, a chicken coop and—for you adventurous types—zip lines, including one that goes over the pool.
