The hamlet of Amagansett has been busy with end-of-summer real estate activity, prompting us to catch up.
One transaction has Tracy Broxmeyer, proprietor of Gray Horse Farms in Bridgehampton, selling her manse at 18 Further Court to Richard Rosenbaum for $6.6 million. The 8,000-square-foot residence on 1.4 acres contains six bedrooms and 8.5 baths. A wall of French doors leads to an expansive bluestone terrace with an outdoor fireplace, a 60-foot heated pool, a spa with a waterfall element, a pool house and verdant gardens. The home centers on the soaring great room with cherry-oak hardwood floors, a custom wet bar armoire, stacked stone fireplace and easy access to multiple outdoor entertaining spaces. The professional kitchen features Viking appliances with dual ovens and dishwashers, a hammered nickel farm sink and a sunny breakfast room. The main level includes a junior master suite with fireplace and bath, as well as another en-suite guest bedroom. The powder bath off the foyer, a mud room with back staircase and heated three-car garage complete the first level. The upstairs has four en-suite bedrooms off a landing with sitting area that overlooks the great room. The master suite has a gas fireplace, walk-in closet and bath with dual vanity, a steam shower, and a soaker tub. Wayne Holman is probably shopping for a set of clubs after buying 15 Golf Club Drive for $5.4 million. The 5,600-square-foot traditional is on an elevated 2-acre parcel in the Bell Estate section of Amagansett, and has seven bedrooms and nine baths. It is adjacent to a reserve and offers a distant winter ocean view. There are both first- and second-floor master suites and five additional en-suite bedrooms. The finished lower level has a home theater entertaining space and two en-suite bedrooms. Additional features include complete security system, six-zone heating and AC, a pool with spa, a detached two-car garage and beautifully landscaped property.
Here is an especially intriguing one: The properties at 55 and 61 Dunes Lane were being offered at $12.5 million, but buyers—shielded behind a limited liability company—have purchased them separately for $5.25 million each. The house at 55 Dunes is 2,000 square feet with five bedrooms and three baths on 1.5 acres, and 61 Dunes has an 1,800-square-foot beach house with three bedrooms and two baths on 1.3 acres. For what it’s worth, we’re told that the Amagansett Dune area has pristine white sandy beaches, making it a desirable location to live in.
One more to mention is 43 Sandpiper Lane, which Paul Scherer has sold to an LLC for $4.5 million. The 3,500-square-foot house on 0.91 acre has seven bedrooms and 5.5 baths. The recently renovated beach house also has an elevator, two fireplaces and a pool and decking plus community tennis. There is, we’re informed, plenty of room for entertaining inside and out.
